To have and to hold the premises herein granted unto the party of the second part,the

And the party of the first part covenants that the party of the first part has not done or
suffered anything whereby the said premises have been encumbered in any way
whatever,except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law,
covenants that the party of the first part will receive the consideration for this
conveyance and will hold the right to receive such consideration as a trust fund to be
applied fust for the purpose of paying the cost of the improvement and will apply the
same first to the payment of the cost of the improvement before using any part of the
total of the same for any other purpose.

County of Suffolk and the State of New York, bounded and described as follows:
BEGINNING at a point on the westerly line of Sound View Avenue at the northeasterly corner
of the premises herein described and the southeasterly corner of land now or formerly of Corey
(which point is distant 163.51 feet southerly along said westerly line of Sound View Avenue
from its intersection with the southerly line of Kenney's Road); running thence in a southerly
direction along the westerly line of Kenney's Road on a curve to the left having a radius of
625.69 feet, a distance of 233.94 feet to land now or formerly of Williams; running thence along
said land of Williams,North 42 degrees 31 minutes 50 seconds West a distance of 262.50 feet to
the easterly line of Great Pond; running thence in a northerly direction along the shore line of
Great Pond to a point; which is North 3 degrees 58 minutes 20 seconds East a distance of 223.40
feet from the terminus of the last described course; running thence along the southeasterly line of
land now or formerly of Corey, South 42 degrees 31 minutes 50 seconds East a distance of
249.47 feet to the point or place of beginning, said courses and distances being based on a survey
