All that certain plot, piece or parcel of land, with the buildings and improvements
thereon erected, situate, lying and being at Greenport, in the Town of Southold, County
of Suffolk and State of New York, known and designated as and by Lot No. 40 as
shown on a certain map entitled "Map of Eastern Shores at Greenport" and filed in the
Office of the Clerk of the County of Suffolk on April 27, 1964 as Map No. 4021 , which
said lot is more particularly bounded and described according to said map as follows:
BEGINNING at the corner formed by the intersection of the southerly side of Sutton
Place with the easterly side of McCann Lane;
Running thence north 74 degrees 04 minutes 10 seconds east along the southerly side
of Sutton Place, 120 feet to the westerly side of Lot No. 39 according to said map;
Thence south 15 degrees 55 minutes 50 seconds east along the westerly side of Lot 39
a distance of 127.56 feet to the northerly side of land now or formerly of Schneider;
Thence south 76 degrees 37 minutes 40 seconds west along the northerly side of land
