of the Clerk of Suffolk County as Map No.806,which said]ot is more particularly bounded and
described according to said map as follows:
SEGINNING at a point on the southeasterly side of Old Cove Road(now known as Vanston Road)at
ihe point where the dividing line between lots 351 and 352 on the aforesaid map intersects the said
southwestedy side of Old Cove Road;
RUNNING THENCE South 48 degrees 07 minutes 00 seconds East and along said dividing line,227
feet to the dividing line between lots 352 and 353 on the aCoresaid map;
T�IENCE South 4b de��rees 38 minutes 00 seconds West and along the last mentioned dividing line,
90.25 feet to the dividing line between lots 352 and 353 on the aforesaid map;

TOGETHER with all right,title and interest,if any,of the party of the first paR in and to any

party of the first part will receive the consideration for this conveyance and will hold the right to receive
such consideration as a trust fund to be applied firsi for the purpose of paying the costs of the
improvement and will apply the same first to the payment of the cost of lhe improvement before using
