July 30, 1959
A regular meeting of the Southold Town Board of Appeals
w-a~ held Thursday, July 30~ 19%9, 7:30 P.M., at the Town Clerk's
Office, Main Road ~ Southold, New York.
There were present: Messrs. Robert W. Gillispie, Jr.,
Chairman~ Robert Bergen,-Charles Grigonis, Jr.~ and Herbert
Rosenberg who appeared after the meeting opened.
Absent: Mr. Serge Doyen, Jr.
Also present: Mr. Howard M. Ferry, Building ~nspector..~
Mr. John F. Haley appeared before the Board of Appeals for
an informal discussibn relative to a specia~ exception he was
granted under date of April 16, 19%9. At the' t~me-of the h~ar-
lng Mr. Haley was granted permission'to erect a 2 ft. by 3 ft.
sign to be~placed o~ the model shell~ but denied permission to
erect ~ $ ft. by ~ ft.-ground sign to be located on the west
side of the property of George L. Penny, where the model shell
of the North Fork Housing Guild is located. At that time-Mr.
Ha~ey was advised by th~ Board that if the wall sign was found
inadequate, to com~ in for permission to erect the grbund sign
on t he west side of the property. Mr. Haley has now found the

wall sign inadequate to call the attention of the motorist and
wishes to r~move the wall ~gn and erect the ground sign on the
west side of the property.
The minutes of the meeting of April 16. 1959 were reviewed
as to the h~story. The sign that is presently located on the
east side of the property iR of the North F~k HouSing Guild. The
sign on the model shell is for the branch office of the RussellP.
Silleck agency~ John F. Haley~ salesman. Mr. Haley wishes the
west ground sign to be lettered the same as the wall sign. The
Board discussed this point with Mr. Haley and it was decide~~ there
should be less wording, with more emphasis on real estate office.
Thi~ was agreeable to Mr. H~ey. Mr.-Haley was advised by the Board
to file an application for a review of the decision of April 16~ 19%9
and hearing on this application would be held Thursday, August l~th.
The minutss of the meeting of July 2~, 1959, on motion of Mr.
Bergen, seconded by Mr. Grigonis and carried, were approved as
submitted.
Vote of the Board: Ayes:- Mr. Gillispie, Mr. Bergen, snd
Mr. G rigonis.
On motion of Mr. Bergen, seconded by ~. Grigonis and carried,
it was RESOLVED that time'and place be set for hearing upon appli-
cation of John F. Haley, for North Fork Housing Guild~ Peconic Bay
Boulevard, Mattituck, New York, for a special exception in accord-
ance~with the Zoning Ordinance, Article III~ Section 300~ Subsection
ll, for permission-to locate more than one real estate advertising
sign on property of George L. Penny, north side Main Road, Mattituck,
New York, bounded north by Railroad~ east by J. Wilson, south by
Main-Road~ and west by J. F.-Young Estate. Time and place being
~et for 7:30 P~M. (E.D.S.T.)~ Thursday, August 13, 19%9, at the
Town Clerk'~ Office, Main Road~ Southold, New York.
Vote of the Board: Ayes:- Mr. Gillispie, Mr. Bergen, and
Mr. Grigonis.

Clerk's Office, MainRoad, Southold, New York, was set for hearing
upon application of William T. t~ng~ Bay View Avenue, (Arsh~momaque),
Greenport, New York~ for a variance in accordance with the Zoning
Ordinance, Article III, S~ction ~0~ and Article X, Section lOOOA,
for permission to reduce frontage anduse as a single lot, property
located at the end o? Bay View Avenue~ Greenport, and bounded north
by J. T. Oblom, east by C. Cassidy, south by other lands of the
applicant~ and west by private.right-of-way.
Vote of the Board: Ayes:- Mr. Gillispie, Mr. Bergen, and
Mr. Grigonis.

Levin, Manager, Sound Shore Motel, North Road, Greenport, New York,
for a specis1 exception ~_n accordance wit~ the Zoning Ordinance,.
Article III, Section 300~ Subsection ll~ for permission t~ erect and
maintain ~ directional advertishg sign on the west side of inter-
section of ~Albertson Lane and North Road, Greenport~ New York.
Vote of the Board: Ayes$- Mr. Gillispie~ Mr. Bergen, and

On motion of Mr. Grigonis~ seconded by'Mr. Bergen and carried,
it was RESOLVED that time and place be set for hearing upon appli-
cation of Jack J. Levtn~ Manager, Sound Shore Motel, North Road,
Greenport, New York, for a special exception in accordance with~
the Zoning Ordinance, Article III, Section ~00~ Subsection ll~ for
permission to e~ectand maintain a directions1 advertising si~ on
the east side of Chapel Lane, near th~ North Road, Greenport, New
York. Time and place being set-For 8.00 P.M. (E.D.S.T.)~ Thursday~
August 13, ~959~ Town Clerk's Office, Main Road, Southold, New York.
Vote of the Board: Ayes:- Mr. Gillispie, Mr. Bergen~ and
Mr. Grigonis.
It was further RESOLVED that legal nStice of hearing be pub-
lished in the o*ficialnewspaper on date o* August 7~ 19%9.

Mr. Grigonis.
Copies of ARticle V A, Huntington Town Building Zone Ordinance,
regarding Excavations and R~moval of Topsoil, were distributed to
the Board members. This in*ormation was to be t~ken home an~ reviewed
and suggestions to b~ made at the next meeting of theBoard of Appeals
as to the revision of this article.
John a~d Rose Koroleski, Sound-Avenue, Mattituck, New York,
appeared before the Board For an informal discussion relative to
their labor c~mp. With reference to this the following discussion
was held by the Board at their meeting on July 2~ 19%9:
" An informal discussion was held relative to the J~hn and
Rose Koroleski labor c~mp on the north end of their farm,-
north side Sound Avenue, Mattituck. This building u~ed *or
a labor camp is approximately $00 ft. from dwelling of Harold
Search and Mable Wolverton and~ other neighbors along Sound
bluff~ and approximately ~000 ftc f~om the Koroleski residence.
The building in question was mbved~from Mattituck approximately
1956 and sets ~pproximately 3 ft. from the property line of
the Koroleski farm. Objection has been ~aised by the above-
mentioned neighbors to the csmp or use of the building. It

was the opinion of the Board members that if this
building were used as a Sabor camp it shouldbe moved
closer to the Koroleski residence than to any other
residence in the area. If, however~ ~was to be
classified as a one family residence it would have to
have a minim~m width access road approved by the Board
and a building lot of 1OO by 12~ minimum, and the build-
ing must comply with the Health Department rules and reg-
ulations~"
Mr. and Mrs. Koroleski stated that the information read from
the minutes was correct.
The following facts were brought out at this time: The size
of the building is 14 ft. by 34 ft., is one room, and is approx-
imately 200 to 350 ft. from the westerly line of the Koroleski
farm. The building had not been occupied until after May 19~7
when strawberry pickers were housed in it. At present there are
three men and one woman in the building.
Mr. Gillispie explained the problems of establishing a labor
camp, having had one himself for many years. Mr. Gillispie produced
his personal labor csmp files containing Health Department reports,
rules and regulations, and State Police inspection reports, rules
and regulations. Article X, Section lO03a~ of the Building Zone
Ordinance, pertaining to labor camps, was read to Mr. and Mrs.
Koroleski. They were advised that for the building to conform
to the Zoning Ordinance az a private one family residence it
would have to conform to all requirements of a residence in an
"A" District. The Health Department states that there must be
electricity and running water.
If it is to be used as a labor c~mp, the simplest and most
economical way would be to move the building behind the Koroleski
barn and hook into the electricity and water from the barn.
After a lengthy discussion the Koroleski's advised the Board
that they intended to move all of the help from the building and
leave it as is, vacant~ for the remainder of the year.
The next meeting of the Southold Town Board of Appeals will
be held Thursday, August 6~ 19~9~ 7:30 P.M.~ at the Town Clerk's
Officer Main Road~ Southold, New York.
