Box 151 Laurel, NY 11948 RE: 7080 GREAT PECONIC BAY BOULEVARD, LAUREL SCTM#: 1000-126-11-7 Dear Ms. Shannon: I apologize if I may have created some confusion concerning your need for ZBA approval as I was hoping I could get a quick determination from Mike Verity so you could avoid one entirely. Unfortunately, he is/was extremely short-handed with the sudden retirement of a senior building inspector around the time I left him my request and he has not had an opportunity to get back to me. Since I am nearly 100% certain you are going to need a variance from the ZBA, it will be more efficient for you to complete and submit your wetland application to the Trustees. The wetland applications automatically get reviewed by Mike for the need of Building Permits and ZBA approvals. You may want to consider the following items the Trustees reviewed with you and your contractor at our July 12, 2016 pre-submission inspection as the basis for any wetland permit application: 1) As discussed, the Trustees may reconsider the need for expansion of the existing "Non-Turf Buffer" recognizing your extensive bluff planting of non-fertilizer requiring plant species. 2) The application should request to complete all tiers of the existing terracing/retaining walls in order to eliminate all gaps that will weaken the structure or potentially result in topsoil getting into the bay. 3) The application should contain a neatly drawn plan to scale depicting exactly which structures you intend to repair and or replace or leave as is and those you intend to remove entirely, this plan should include all structures seaward of your lawn (or any proposed work to the house, if now contemplated). o ' 4) Your application needs to include a comprehensive verbal project description of all proposed activities including what you intend to construct or de-construct and or leave in place. 5) Your plans to remove the lower west deck are viewed favorably by the Trustees. 6) Sistering of any piles or support work of buildings consistent with sound engineering/building practice is encouraged and should be included in the project description. 7) The amount of any fill proposed to be brought in must be included in the project description and on the project plan. 8) At this time the Board does not seem to have a problem with the repair of the shower stall and its deck, however, this may be subject to a ZBA approval/denial. Any reconstructed shower will need a drywell and you will have a limitation on no bathroom/toilet. 9) There are concerns by Board members that the permanent irrigation seen in the upper tier of the terracing may not be appropriate for any of the retaining walls. 10) Include any plans for improved lighting or electric service.
