Town of Southold, County of Suffolk and State of New York, being known and designated
as Lot 28 on a certain map entitled, "Amended Map"A" of Nassau Point, owned by Nassau
Point Club Properties, Inc.", and filed in the Office of the Clerk of the County of Suffolk as
Map No. 156, which said lot, according to said map, is more particularly bounded and
described as follows:
BEGINNING at a point on the easterly side of Nassau Point Road where same is
intersected by the division line between lots 27 and 28 on the aforesaid map;
RUNNING THENCE along said division line between lots 27 and 28 North 78 degrees 36
minutes 50 seconds East, 366.90 feet to the ordinary high water mark of Little Peconic
Bay;
THENCE along the ordinary high water mark of Little Peconic Bay along a tie line course of
