RE:Variance for non-attached storage shed
Dear Sir or Madam:
Please find attached legal notice of zoning hearing as well as survey noting placement of a proposed
non-attached storage shed on my property at 15 East Mill Road in Mattituck (the "Property") as
described below.
My telephone number is (917) 650-5101.
In 2014 when I purchased the Property,the prior owner had a shipping container illegally stored on the
Property. I had the illegal container removed from the property at an expense of approximately$2,000
(I gifted it to the company that removed it) because the container was illegal and was an eyesore in the
community. Regardless, I do need storage for lawn care equipment, bicycles, kayaks, canoes, barbeque
equipment and outdoor cushions for seating. Storage will allow me to safely store my equipment and
will allow the Property to not be littered with junk. There is no garage or other outdoor storage unit on
the Property.
Compared to the tacky storage container, I intend to clad the shed in traditional cedar shingles (at great
expense)which will match the shingles that I plan to re-clad the exterior of the home. As you will note
on the attached survey,the shed will be located on the side of the home that is not readily visible from
either the street or the water. I also intend to have significant landscaping on both ends of the non-
attached shed to allow it to blend in with the home.
This shed is integral to my enjoyment of the property and I hope that we can reach agreement on this
variance. Please feel free to contact me with any questions.

NOTICE IS HEREBY GIVEN, pursuant to Section 267 of the Town Law and Town Code
Chapter 280 (Zoning), Town of Southold, the following public hearing will be held by the
SOUTHOLD TOWN ZONING BOARD OF APPEALS at the Town Hall, 53095 Main Road,
Southold, New York 11971-0959, on THURSDAY, JULY 7, 2016:
9:15 A.M. - RUSSELL H. BATES #6964 - Request for Variances from Article XXIII Section
280-124 and Article III Section 280-15 and the Building Inspector's April 18, 2016 Notice of
Disapproval based on an application for building permit to construct an accessory
storage shed , at; 1) more than the code permitted maximum lot coverage of 20%, 2)
accessory storage shed proposed in other than the code required rear yard, located at:
15 Mill Road, (adj. Mattituck Creek) Mattituck, NY SCTM # 1000-106-4-2
The Board of Appeals will hear all persons, or their representatives, desiring to be heard
at each hearing, and/or desiring to submit written statements before the conclusion of
each hearing. Each hearing will not start earlier than designated above. Files are
