Dawn A. Cockerill, 24 Fairway Avenue, Riverhead, New York 11901, as Trustee of The
Marczewski Family Irrevocable Trust, dated 11/30/15,
party of the second part,
WITNESSETH, that the party of the first part, in consideration of ten dollars and no/100
($10.00), lawful money of the United States, to them paid by the party of the second part, does
hereby grant and release unto the party of the second part, the heirs, successors or assigns of the
party of the second part forever,
ALL that certain lot, piece or parcel of land together with the buildings and improvements
located and to be erected thereon, situate, lying and being at Greenport, in the Town of Southold,
County of Suffolk and State of New York, shown and designated as and by part of Lots 30 and
31 on a certain map entitled, "Map of Property of John G. Champlin", and filed in the Suffolk
County Clerk's Office on October 23, 1873, as Map No. 337, more particularly bounded and
described as follows:
BEGINNING at a point on the westerly side of Sterling Place distant 109.90 feet southerly as
measured along the westerly side of Sterling Place from the corner formed by the intersection of
the westerly side of Sterling Place and the southerly side of Knapp Place said point of beginning
also being where the southerly side of land now or formerly of Wm. S. Pruitt intersects the
westerly side of Sterling Place;
RUNNING THENCE South 30° 27' 30" East, along the westerly side of Sterling Place, 38.50
feet to land now or formerly of Wm. F. Heaney;
THENCE South 73° 00' 10" West along said last mentioned land, 133 feet to land now or
formerly of Syrett;
THENCE North 30° 27' 30" West, along said last mentioned land, 38.50 feet to said land of

THENCE North 73° 00' 00" East along said last mentioned land, 133.02 feet to the westerly side
of Sterling Place,the point or place of BEGINNING.
BEING the same premises conveyed by Doris Mae Marczewski, Grantor, to Macy W.
Marczewski and Barbara J. Marczewski, Grantee, by Deed dated January 30, 1976 and recorded
in the Suffolk County Clerk's Office on February 3, 1976 in Liber 7982 of Deeds at page 453.
THE PARTY OF THE FIRST PART named herein is the sole beneficiary of the Party of
the Second Part, The Marczewski Family Irrevocable Trust, dated 11/30/15, during the
lifetime(s) of the Party of the First Part and is entitled to veterans and senior exemptions as
provided under RPTL subsections 458(7), 458-a(5) and 467(9), and the school tax relief
(STAR) exemption as provided under RPTL section 425.
SUBJECT to covenants, conditions, restrictions and rights of way of record, if any.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in
and to said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the
heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
