as set forth on Schedule A hereto.
BEING AND INTENDED TO BE a portion of the same premises described as First Piece and Second Piece
conveyed to the party of the first part by deed,dated June 30,1995 and recorded in the Office of the Suffolk County
Clerk on October 4, 1995 in Liber 11744 page 442.
SUBJECT TO Declaration of Covenants and Restrictions,dated April 21,2015 and recorded in the Office of the
Suffolk County Clerk on April 27,2015 in Liber 12814 page 948.

York,known,shown and designated as Lot No.2 on the Map of Ski Standard Subdivision,which
said Map was filed in the Office of the Clerk of the County of Suffolk on December 23,2015 as Map
No. 12019,said Lot No. 2 being more particularly bounded and described as follows:
BEGINNING at a merestone set at the intersection of the northerly line of Oriental Avenue with the
northeasterly line of Montauk Avenue,said merestone being located 288.78 feet West of a point
which is 511.32 feet North of a monument marking the United States Coast and Geodetic Survey
Triangulation Station"PROS"; and
RUNNING THENCE along said northeasterly line of Montauk Avenue North 23°03' 57" West,

Standard Subdivision for ingress to and egress from the existing dock on said Lot No. 1 and the
non-exclusive right to use said dock for all lawful purposes and the right(but not the obligation)
to maintain, repair and replace the same from time to time in accordance with applicable laws,
ordinances, rules and regulations. The foregoing easement and right of way and dock rights(A)
are not intended to run with the land and are personal to James Przyborowski,his spouse and their
direct descendants so long as any or all of them own, individually or collectively, 100%of the fee
interest in the above-described premises; (B)are not intended to, and shall not, benefit, nor be
used by any other person,including,without limitation,any other transferee or lessee of the above-
described premises; and (C) shall cease and terminate on the first date that (i) neither James
Pryzborowski, his spouse nor any of their direct descendants owns, individually or collectively,
100%of the fee interest in the above-described premises, or(ii) neither Diane L. Blomquist nor
Jane V.Chemerynski nor any of their respective spouses or direct descendants has any ownership
interest in said Lot No. 1.
