WITNESSETH, that the party of the first part, in consideration of ten dollars paid by the party of the second
part, does hereby remise, release and quitclaim unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, Suffolk County, New York, in Town
Harbor and southwesterly of 64-1/2 acres conveyed to Violet Q. Downs
and others by deed dated December 1, 1897 and designated on Map of
Oyster Lots, Peconic Bay, Town Harbor Division, as 20-1/2 acres.
BEING the premises conveyed to George P. Salter by deed dated
June 14 , 1898 and recorded in the Suffolk County Clerk ' s Office on
Book 1, Page 206 .
Ten Acres of Land lying to the West of the property now or formerly
of Robert M. Utz, being part and parcel of twenty—five (25) acres of
land conveyed by the Shell Fish Commissioners of Suffolk County in
,g the State to Jessie H. Wells , designated on Map of Oyster Lots , Town
\1 Harbor Division, conveyed by deed bearing the date of May 14 , 1907 ,
and recorded in the Suffolk County Clerk' s Office in Book 1, page 490.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and

AND the party of the first part,in compliance with Section 13 of the Lien Law, hereby covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
