REASON FOR APPEAL
A Variance to Section 280A Subsection 3
A Variance to the Zoning Ordinance
is requested forthe reasonthat we would like to divide the seven (7) lots
by way of a "set-off" 106-13 so that each owner will have an
equal parcel, more or less, and be able to construct a single
family residence on Parcel II consisting of lots 33,34 and 35 on
attached survey.

REASON FOR APPEAL

1. STRICT APPLICATION OF THE ORDINANCE would produce practicaldifficulti~ orunneces-
sary HARDSHIP because property owners acquired property by three
separate deeds through their parents and all seven parcels merged
into one parcel. Family house presently exists on Parcel I
(lots 29,30,31 & 32) and area approx. 121X 158. Present owners
are two sisters and each sister desires to live next to each other
on the family property which was the intent of their parents° The
remaining sister wishes to build a house on Parcel 2 (lots 33,34 &35)
an area which is an irregular triangle, 194 X 206 X 158 feet.
It is located in Reydon Shores at the intersection oF Roadway and
Reydon Drive. Parcel 1 consists of 19~050 sq~ feet and Parcel 2
consists of 20z850 sq. feet, each more or less being a ½ acre.
2. The hardshipcreatedis UNIQUE and isnotshared by all pr~e~ies alike in the immediate
vicinity of this property and in this use district because lot 31 & 32 were purchased
in July, 1940 by John A. Long (deceased 5-27-80) and Withelmina J.
Long (deceased 2-8-79). Lots 29,30 &33 were likewise purchased
in November 1940 and the last two lots, 34 & 35, were purchased
in June 1942 as more fully set forth in attached deeds. The property
was divised by Will of John A. Long (surviving tenant) to the
petitioners herein and their brother, William Longs who has deeded
over his interest in the proprety to the petitioners.
3. The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE
CHARACTER OF THE DISTRICT because Reydon Shores is a summer community
all consisting of small single family residences on undersized
proprety lots. None of the lots presently conform to present
two acre zoning requirements and in fact most of the lots are
not as large as the proposed two lots. Each of the two lots
would consist of approxmately ½ acre and as set forth in attached
tax map none of the other lots in Block 2 (with the exception
of lot 14) contain more square footage. The proposed set-off
is in perfect harmony with the remaining lo~ and could be effected
very easily.
