known as 49725 Main Road (a/k/a 50 Ackerly Pond Road), Southold, NY;
County Tax Map Parcel No. 1000-70-05-004.
WHEREAS, a public hearing was held and concluded on June 13,
in the Matter of the Application of DR. JAY P. AND M. SLOTKIN, at
which time no objections were received for the record; and
1985,
WHEREAS, the board members have considered all testimony and
documentation entered into the record in this matter; and
WHEREAS, the board members are familiar with the property, its
use and the area in question; and
WHEREAS, the board made the following findings of fact:
1. By this application, applicants seek permission to construct
an addition to their present office of a size 15'6" wide x 47½ feet
deep in order to expand the waiting and office/record room, and add
examination rooms, as required by Appeal No. 2932, conditional use
variance granted on April 14, 1982 by this board.
2. The premises in question is located on the north side of
State Route 25 and the east side of Ackerly Pond Road, Seuthold,
comprises approximately .59 of an acre, and is designed on the
Suffolk County Tax Maps as District 1000, Section 70, Block 5, Lot
4.
3. The property is improved with a 1½-story wood frame building
and accessory garage.
In considering this application, the board agrees that the
addition as proposed: (1) will not substantially change the char-
acter of the district; (2) will not be adverse to adjoining
properties; (3) will not impinge on sideyard restrictions;
(4) will not affect the parking areas; (5) will observe the
spirit of the zoning ordinance; (6) will promote public safety,

Accordingly, on motion by Mr. Grigonis, seconded by
Sawicki, it was
RESOLVED, to grant the relief requested under Appeal No. 3357
for a proposed addition of 15½ ft. x 47½ ft. in the Matter of the
Application of DR. JAY P. AND M. SLOTKIN, SUBJECT TO THE FOLLOWING
CONDITIONS:
1. Conditions (a), (b), (d), (e), (f), (g) of Appeal No. 2932
incorporated herein;
2. There shall be a minimum of eighteen (18) parking spaces
which shall be in compliance with Section lO0-112(C) of the Zoning
Code.
Vote of the Board: Ayes: Messrs. Goehringer, Grigonis,
Doyen, Douglass and Sawicki. This resolution was adopted by
unanimous vote of all the members.

is requested for the reason that we Wo~ld like tomake an ad&ition co our offices in order
~o expand our waiting room and office/record room, and add examinst±on rooms as shown
on the plans and site plan at~ached hereto.

REASON FOR APPEAL
Continued
1 STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces-
san H~R'DSHIPbecause the original building was quite small and its space has proved
insufficient for the operation of the practice. There is ample room for additional
building space and parking as proposed on the attached site plano
The proposed e~p~ans~¢on will conform to the prior Board decision in tha~ there
·ill be not more than three (3) doctors p~acticing at the facility at one time° The
parking will comply with~coderequirements snd will be paved in a~cd~da~cb with the Board's
prior decision.
Sketches of the existing and proposed floor layout are enclosed° The changes
will be to expand the waiting room and ~he office/record room, and to ad~ one (1)
exam room and two (2) ex~m/consultation rooms.
2. The hardship c~oted is UNIQUE and is not shared by oil prope~ies alike in the immediate
vicinity of this prope~y andin this use district because this property was granted a use variance
in. 1982 because it is a residentially zoned property in a predominantly business
neighborhood.
3 The Variance would observe the spirit of the O~inance and WOULD NOT CHANGE THE
CHARACTER OF THE DISTRICT because the ~dditio~ is not large; will architecturally
conform to the remainder of the building; does not imp~ngD upon si~eya~d setbacks~
