Form ZBI (Continue on other side) REASON FOR APPEAL Continued 1 STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces- san H~R'DSHIPbecause the original building was quite small and its space has proved insufficient for the operation of the practice. There is ample room for additional building space and parking as proposed on the attached site plano The proposed e~p~ans~¢on will conform to the prior Board decision in tha~ there ·ill be not more than three (3) doctors p~acticing at the facility at one time° The parking will comply with~coderequirements snd will be paved in a~cd~da~cb with the Board's prior decision. Sketches of the existing and proposed floor layout are enclosed° The changes will be to expand the waiting room and ~he office/record room, and to ad~ one (1) exam room and two (2) ex~m/consultation rooms. 2. The hardship c~oted is UNIQUE and is not shared by oil prope~ies alike in the immediate vicinity of this prope~y andin this use district because this property was granted a use variance in. 1982 because it is a residentially zoned property in a predominantly business neighborhood. 3 The Variance would observe the spirit of the O~inance and WOULD NOT CHANGE THE CHARACTER OF THE DISTRICT because the ~dditio~ is not large; will architecturally conform to the remainder of the building; does not imp~ngD upon si~eya~d setbacks~ and will not create a parking problem, STATE OF NEW YORK ) ss !COUNTY OF SUFFOLK Sworn to this ............... .9~.b. ........................ day of ........... REASON FOR APPEAL ) A Variance to Section 280A Subsection 3 X) A Variance to the Zoning Ordinance ) ,s requested for the reason that we would like to make an addition tn o,r officer ~n order to expand our waiting room and office/record room, and add examination rooms as shown on the plans and site plan attaohed hereto, ~'orrn Zl~l (Continue on other side) REASON FOR APPEAL Continued 1. STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces- sary HARDSHIP because the original building Was quite small and its space has proved insufficiettt for the operation of the practice. There is ample room for additional building space and parking as proposed on the attached site platt. . The rp~_~O, s_ed__e.x~sn_.slon~ vi1! confo__~ to the_ ~r_ior Board decision tn that _~here ~'lil ~e hoc are ~-- ~u,'ee ~J~ ~octors practicin~ at the facility it* oni time, The perkins ~lli camply ~rlth code requir~me.~uts and will be paved in accordance with the Board's prio~ decision, 8k~Zches of the e~Lstiv~ and proposed £1oo~ layout a~e enclosed, The chan~es will he to expmml the waitin$ room and the office/record room, and to add one (1) extol room an~ t~o (2) e~/con~ltation 2. The hardship created is UNIQUE and is not shared by oil properties alike in the immediate vicinity of this property and in this use district because this property was 8ranted e use variattce in lg~2 because it i~ a residentially zoned property in a p~edo~lnantly bu~ine~ neighbor ~hood · ~ 3. The Variance would obse~e the spirit of the Ordinance and WOULD NOT CHANGE THE CHARACTER OF THE DISTRICT because tbs additiott is not larse~ will erc~itectu~ally conform to the re~ai~der of the building; does not impinge UPon sideyard setbacks; and will not create a parkin~ problem.
