WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the near Southold, Town of Southold, County of Suffolk
and State of New York, being more particularly bounded and
described as follows:
BEGINNING at a point on the northeasterly side of Hickory
Road distant 383 . 45 feet southeasterly along said northeasterly
line from its intersection with the southeasterly side of Sound
View Avenue;
RUNNING THENCE along other land of P. Carroll on a line at
right angles to said northeasterly side of Hickory Road North 42
degrees 15 minutes 40 seconds East a distance of 129. 55 feet to
land of Edson and Klapper;
RUNNING THENCE along said land South 44 degrees 12 minutes
00 seconds East a distance of 100. 20 feet to land of A. Martin;
RUNNING THENCE along said land on a line at right angles to
said northeasterly side of Hickory Road South 42 degrees 15
minutes 40 seconds West a distance of 123. 36 feet to said
northeasterly side of Hickory Road;
RUNNING THENCE along siad northeasterly side of Hickory Road
North 47 degrees 44 minutes 20 seconds West a distance of 100. 0

BEING AND INTENDED TO BE the same premises conveyed to the
grantor herein by Deed dated January 14, 1986 and recorded in the
