HOUSING CODE INSPECTION
October 28, 1976
75 Kraus Road & 2105 Ole Jule Lane R-1
Mattituck, N. Y.
Tax Roil: Charles W. Jacobs
Occupied: Owner
Upon receipt of an application for a Pre-existing Certifi-
cate of Occupancy, I made an inspection of this one-story,
framed dwelling. I was admitted to the building by Mr. Jacobs
and began this inspection at approximately 1:50 P.M.
The building consists of a kitchen and dining room
combination, a hall bathroom, living room, and three bedrooms.
A family room, which is unheated, is located in what was
formerly a one-car garage. There is a raised concrete slab
patio at the rear of the building. Heat is supplied to all
rooms in the dwelling by a forced warm-air, oil-fired furnace
located in full cellar of the building's cement block founda-
tion.
The following violation of the Housing Code, Chapter 52,
Town of Southold, New York, was found:
Bedrooms - All bedrooms have windows that are located
above the minimum 3'6" height from the floor to the
bottom of window, and the minimum opening of these
windows is under the required 18" opening, Article II,
Section 52-28 C.
An accessory building located in the side yard area,
constructed under Building Permit %7417Z, dated July 16, 1974,
is in violation of the Zoning Ordinance, Section 100-32. The
accessory structure should be located in the rear yard area.
Due to the nature of the two front yards on these premises,
the present location puts this structure in the side yard area.
A Certificate of Occupancy for this building has not been issued
and cannot be issued until this violation is corrected.
Buildings and grounds in good condition. Inspection
completed at approximately 2:10 P.M.
