on December 9, 1987 and by virtue of the power and authority given in and by said last will

BEGINNING at a point on the southerly side of Carroll Avenue distant
487 . 10 feet easterly when measured along the southerly side of Carroll
Avenue with the easterly side of Peconic Lane, said point of beginning
being the point where the division line between the premises herein-
after described and lands now or formerly of Inez Quinn intersects
the aforesaid southerly side of Carroll Avenue and;
RUNNING THENCE South 30 degrees 27 minutes 00 seconds East along
lands now or formerly of Inez Quinn a distance of 204 . 01 feet to

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
Subject to the trust fund provisions of section thirteen of the Lien Law.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
