Application of NORTH FORK COUNTRY CLUB for a Special Exception to the
Zoning Ordinance, Article III, Section lO0-30(B) for permission to reestab-
lish and rebuild country club building which will include a restaurant,
kitchen facilities, bar, pro shop with sales and various support rooms
such as locker rooms and lounges, existing 18-hole golf course and exist-
ing two tennis courts, at premises located at the corner of Main Road and
Moore's Lane, Cutchogue, NY; Suffolk County Tax Map District 1000, Sec-
tion 109, Block 4, Lots 1, 3, 4 and 7.
WHEREAS, a public hearing was held and concluded on January 9, 1986,
in the Matter of the Application of NORTH FORK COUNTRY CLUB under Appeal
No. 3435 for a Special Exception; and
WHEREAS, the board has considered all testimony and documentation
entered into the record concerning this application; and it is noted
that there has been no public opposition; and
WHEREAS, the board members have personally viewed and are familiar
with the premises in question, its present zoning, and the surrounding
area; and
WHEREAS, the board members have also considered Items (a) through
(1) of Article XII, Section 100-121(c)[2] of the Zoning Code in making
this determination; and
WHEREAS, the board made the following findings of fact:
1. The property in question is identified on the Suffolk County
Tax Maps as District 1000, Section 109, Block 4, Lots l, 3, 4 and 7,
consisting of a total acreage of approximately 34.5 acres, fronting
along by east side of Moore's Lane (a/k/a Linden Avenue) approximately
695 feet along the northerly end, and fronting along the south side
of the Main Road (State Route 25) 708± feet.
2. By this application, applicant requests a Special Exception
to the Zoning Ordinance, Article III, Section lO0-30(B) for permission
to reestablish and rebuild country club which will include: (a) a
restaurant, (b) kitchen facilities, (c) bar, (d) pro shop,

with sales, (e) various support rooms, such as locker rooms and
lounges, and to continue its existing 18-hole golf course and two
tennis courts [see site plan dated November 14, 1985 prepared by
Donald A. Denis, A.I.A., P.C.]. The dining room is proposed to
seat a maximum of 180 persons (for a total of 1,200 sq. ft.). Also
proposed are a ball room of 1,794 sq. ft., service bar-136 square
feet, chair storage-80 sq. ft., coat room -108 sq. ft., janitor's
closet-70 sq. ft., bath rooms 242+ sq. ft., office-240 sq. ft.,
kitchen-l,300± sq. ft., foyer/lounge 954 sq. ft., bar-l,050±
sq. ft., gri11-836 sq. ft., pro shop and storage 1,300+ sq. ft.,
for a total square footage on the main floor of 13,020± sq. ft.
The second floor will be used for air-conditioning and other
equipment, exhaust conduits, air handlers, and storage.
3. It is noted that in rebuilding and reestablishing the
above uses, the original clubhouse structure and foundation
(which consisted of 9,837 sq. ft. on the main floor) will be
demolished and removed from the premises.
4. It is also noted for the record that 97 parking spaces
will be provided, which includes the existing 70 spaces), as
well as an "overflow" parking area located just east of the exist-
ing concrete-block garage.
5. Reference is made herewith to a conditional variance
granted simultaneously herewith under Appeal No. 3434 to allow
for the location of the parking facilities within 100' of the
street line and varying the number of parking spaces to 97,
to which the Planning Board, by resolution of December 16,
1985, has stated is adequate and therefore have no objection.
6. The premises in question is located in the "A-80'~ Residential
and Agricultural Zoning District. Properties to the east and south
are also located in the Residential and Agricultural Zoning District.
Properties on the west side of Moore's Lane are zoned Residential
and others "B-l" General Business. Properties on the north side of
the Main Road, opposite the subject premises, are located in the
Residential Zoning District.
7. For the record, it is noted that prior to a fire in June
of 1985, the premises was occupied by a preexisting, nonconforming
country clubhouse and restaurant since prior to 1957.
In considering this application, the board has determined:
(1) the uses proposed will not prevent the orderly and reasonable
use of adjacent properties or of properties in adjacent use dis-
tricts; (2) the safety, health, welfare, comfort, convenience
and order of the town will not be adversely affected; (3) the
use is in harmony with and will promote the general purposes and
intent of zoning.
Accordingly, on motion by Mr. Goehringer, seconded by
Mr. Sawicki, it was
RESOLVED, that the Application of the NORTH FORK COUNTRY
CLUB for a Special Exception as applied under Application #3435,
BE AND HEREBY IS APPROVED for the uses as noted in paragraph 2,
supra, and SUBJECT TO THE FOLLOWING CONDITIONS:
1. That any division or separation of property from the
entire 34.5± acres, which consists of parcels identified on the

Suffolk County Tax Maps as District 1000, Section 109, Block 4,
Lots 1, 3, 4, and 7, will require application and approval by
the Southold Town Planning Board, and well as an amended applica-
tion for Special Exception approval by this Board;
2. There be no lighting obtrusive to neighboring properties~
3. Screening shall be as shown on site plan dated November 14,
1985, and shall be continuously maintained at all times;
4. The overflow parking area as shown on
November 14, 1985 shall always remain open and
access by vehicles.

Dear Mr. Denis:
The following action was taken by the Southold Town Planning
Board, Monday, April 14, 1986.
RESOLVED that the Southold Town Planning Board approve
the site plan for the North Fork Country Club located at Main
Road and Moore's Lane (Linden Avenue) Cutchogue for re-
construction of a Country Club building to serve a golf course,
survey dated as amended February 28, 1986 and supplemental
landscpae plan dated December 13, 1985, subject to a one-year review.
This proposal received a special exception and variance
from the Board of Appeals. This proposal has also received
certification from the Building Department.
When the Chairman has endorsed the surveys, we will forward
one to you.

Prior to field inspections and advertising these applications

Zoning Board of Appeals on the above captioned project. Please
be advised that the new parking area off the main road will be
13' in lieu of the required 100' The existing parking area is
2.5' off Moores Lane rather than the required 100'. Parking as
required by the Ordinance is 200 cars or one car per two members.
We have provided 97 cars.
With respect to the Special Exception, the use will be for a
country club which will include .a restaurant, kitchen facilities,

Board, Monday, December 16, 1985.
RESOLVED that the Southold Town Planning Board forward
the following recommendations to the Board of Appeals regarding
the application for the North Fork County Club:
1. The Planning Board feels that although the 97 parking
spaces provided are less than the minimum requirement, they
are adequate for the proposed uses.
2. It was also noted that there is an overflow green whic

1. That it is the intention of the undersigned to petition the Board of Appeals of the Town of Southold
