WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being] at Bay View, near Southold, in the Town of Southold,
County of Suffolk and State of New York, bounded and described as
follows :
BEGINNING at a point marked by a monument at the intersection of the
northerly line of Ed' s Road with the easterly line of Columbia Road;
THENCE along the easterly line of Columbia Road North 25 degrees 19
minutes 50 seconds East a distance of 150.46 feet to land of Frances C.
Koster;
THENCE along said land of Koster, South 60 degrees 02 minutes 40
seconds East a distance of 92.30 feet to a point marked by a monument
and land formerly of Macoun;
THENCE along said land formerly of Macoun South 28 degrees 41 minutes
30 seconds West a distance of 150 .feet to a point marked by a monument
set on the northerly side of Ed' s Road;

land being bounded on the east by land of Edson and on the west by land

TOGETHER with the right to use the right of way in common with others
over Liberty Lane, Columbia Road, and Ed' s Road and Victoria Drive for
the purpose of egress and ingress.
This conveyance is made in the regular course of business of the
party of the first part and does not constitute all or substantially all

DESIGNATION
Dial. 1000 TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances

HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
