THIS INDENTURE, made as of the 23rd day of December 2015,
BETWEEN ELAINE N. ABELSON, presently residing at 54 East 91 st Street, New York, New
York 10028, party of the first part,
AND
Elaine N. Abelson and Nancy Stanton Talcott, a/k/a Nancy Stanton Knox Talcott, or their
successors, as Trustees of The Elaine N. Abelson 2002 Trust U/A dtd December 30, 2002,
Elaine N. Abelson, Grantor residing at 54 East 9151 Street, New York, New York 10128-1350;
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and No Cents
($10.00), lawful money of the United States, paid by the party of the second part, does hereby grant and
release unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever, all of the party of the first part's right, title and interest in and to an undivided Twenty -Two and
One Half (22.5%) Percent interest, bringing the party of the second part's right, title and interest to a
Twenty -Two and One -Half (22.5%) Percent interest, in and to:
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Indian Neck, Hamlet of Peconic, Town of Southold, County of Suffolk
and State of New York, known and designated as Lots 18, 19 and 20 on a certain map entitled "Map of
Arrowhead Cove" filed in the Office of the Clerk of the County of Suffolk on June 20, 1963 as Map No.
3810.
SAID PREMISES are known as and by the street number 2675 Arrowhead Lane, Peconic, New
York 11958;
SAID PREMISES BEINGAND INTENDED TO BE the same premises as described by deed
dated December 13, 2012 and recorded in the Office of the Clerk of the County of Suffolk on January 17,
2013 in Liber D00012717, Page 893, by deed dated December 13, 2012 and recorded in the Office of the
Clerk of the County of Suffolk on January 17, 2013 in Liber D00012717, Page 894, by deed dated
December 8, 2004, and recorded in the Office of the Clerk of the County of Suffolk on January 24, 2005
in Liber D00012367, Page 540, and by deed dated March 31, 2014 and recorded in the Office of the Clerk
of the County of Suffolk on April 24, 2014 in Liber D00012771, Page 710.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in
and to said premises;
TO HA VE AND TO HOLD the premises herein granted unto the party of the second part, the
heirs or successors and assigns of the party of the second part forever.
AND the party of the first part, covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right to receive
such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement
and will apply the same first to the payment of the cost of the improvement before using any part of the
total of the same for any other purpose.
The word "parry" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
