WITNESSETH, that the patty of the first part, in consideration of ten dollars and other valuable consideration paid by the party
of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever,
ALL that certain plot, piece or parcel of land, situate, lying and being at Rocky Point, Town of
Southold, County of Suffolk and State of New York, known and designated as Lot
No, 145 as shown on Map entitled, "Map of Cedar Beach Park" and filed in the
Suffolk County Clerk's Office on February 20, 1927 as Map No. 90.
SAID PREMISES being known as 355 Midway Road, Southold, New York.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first
part by deed, dated July 23, 2015, and recorded with the Office of the Suffolk
County Clerk on August 14, 2015, in Liber 12828, page 121.
TOGETHER with all right, title and interest, if any, of the party of the first pan, in and to any streets and roads abutting the above-
described premises to the center lines thereof, TOGETHER with the appurtenances and all the estate and rights of the party of the first
part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the parry of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises
have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party first part will receive the
consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose
of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any
pan of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

ALL that certain plot, piece or parcel of land, situate, lying and being at Rocky Point, Town of Southold, County of
Suffolk and State of New York, known and designated as Lot No. 145 as shown on Map entitled, "Map of Cedar Beach
Park" and filed in the Suffolk County Clerk's Office on February 20, 1927 as Map No. 90 bounded and described as
follows:
BEGINNING at a point on the northeasterly side of Midway Road at the division line between lots 145 and 146 said point
being distant 194.24 feet southerly as measured along the easterly and northeasterly side of Midway Road from the
extreme southerly end of the arc of a curve connecting the easterly side of Midway Road and the southerly side of Cedar
Point Drive West;
THENCE South 70 degrees 43 minutes 50 seconds east long the division line between lots 145 and 146, 151.54 feet to
Midway Inlet;
THENCE along Midway Inlet the following 3 tie line courses and distances:
i) South 35 degrees 57 minutes 51 seconds east, 33.31 feet to a point;
2) South 24 degrees 20 minutes 27 seconds east 30.62 feet to a point;
3) South 43 degrees 38 minutes 49 seconds east, 18.74 feet to the division line between lots 144 and 145;
THENCE South 48 degrees 44 minutes 11 seconds West along the last mentioned division line 102.43 feet to the
northeasterly side of Midway Road-,
THENCE along the northeasterly side of Midway Road the following 2 courses and distances:
