the party of the second part, does hereby grant and release unto the party of the second pan, the heirs or successors and
assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being at Arshamomoque, Town of Southold, County of Suffolk and State of New York, bounded
and described as follows:
BEGINNING at a point on the northerly side of Middle Road (C.R. 48) where the same is intersected by the
westerly side of land conveyed to Suffolk County by Parcel A of deed recorded in Liber 4240 cp 350;
RUNNING THENCE along the northerly side of Middle Road (C.R. 48) South 62 degrees 00 minutes West
197.93 feet to the easterly side of land conveyed to Suffolk County by Parcel B of deed recorded in Liber
4240 cp 350;
RUNNING THENCE along said land North 28 degrees 00 minutes West 130 feet more or less to Long
Island Sound;
RUNNING THENCE southeasterly and easterly along he same 220 feet more or less to the westerly side of
land so conveyed to Suffolk County by said Parcel A of said deed recorded in Liber 4240 cp 350;
RUNNING THENCE along said land South 24 degrees 35 minutes 30 seconds East 70 feet more or less to
the northerly side of Middle Road (C.R. 48) at the point or place of BEGINNING.
Said premises being and intended to be the same premises described in a certain deed dated 04/21/2000
recorded on 05/31/2000 in Liber 12045 Cp 597.
Said premises being shown and designated on the SCTM as District 1000, Section 044.00, Block 02.00, Lot
020.000 and are also known as 58775 Rt. 48, Greenport, New York.
TOGETHER with all right, title and interest, if any, of the party of the first part, in and to any streets and roads
abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premixes: TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party ofthe first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as uforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consider-
ation as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose,
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
