BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed, dated July 25,
1996 and recorded in the Office of the Suffolk County Clerk on August 6, 1996 in Liber 11786 page 035.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHERwith the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
partwill receive the consideration forthis conveyance and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the

SCHEDULE A-1 (Description)
ALL that certain plot, piece or parcel of land, situate, lying and being in the Town of Southold, Suffolk County, State of
New York, being a part of that portion of Fishers Island (which portion is hereinafter called the "Park") lying easterly of
the following line:
BEGINNING at the southeasterly corner of land owned by the United States, known as the Fort H.G. Wright Military
Reservation Mount Prospect Tract, on the shore of Block Island Sound or the Atlantic Ocean (as said Tract was
constituted prior to the extension thereof by the acquisition of additional lands in condemnation proceedings instituted in
1942); and
RUNNING THENCE northerly following the cast boundary of the said tract of land of the United States (a same was
constituted prior to such extension thereof) to the southerly line of East End Road (sometimes called Oriental Avenue)
and which point is the northeasterly corner of said tract of land of the United States (as same was constituted prior to such
extension thereof);
THENCE crossing the East End Road and following the same course as the last to the shore of West Harbor or Fishers
Island Sound, said lot or parcel of lawn being bounded and described as follows:
BEGINNING at a stone monument set on the northeasterly side of a road forty (40) feet wide known as Clay Point Road,
said monument being 5,257.28 feet north of a point which is 2,106.69 feet east of another stone monument marking the
US. Coast and Geodetic Survey Triangulation Station "NIN" (which said "NTN" monument is located near the westerly
end of a ridge overlooking the south shore of Fishers Island and on the highest point between Chocomount and Mount
Prospect and lies South 45 degrees 17 minutes 26 seconds East of North Dumpling Light in Fishers Island Sound); and
RUNNING THENCE northwestwardly along the northeasterly side of said road (following the arc of a curve to the left
whose radius is 3,417.29 feet and the direction of whose radius at that point is South 53 degrees 54 minutes 13 seconds
West a distance of 100 feet to another stone monument;
THENCE northwestwardly along the northeasterly side of said road following the are of a curve to the left whose radius is
3,41729 feet and the direction of whose radius at that point is South 52 degrees 13 minutes 37 seconds West) a distance
of 38.98 feet to a point;
THENCE North 50 degrees 23 minutes 50 seconds East, 371.11 feet to the shore of Fishers Island Sound;
THENCE with the meanders of said Sound, South 60 degrees 29 minutes 50 seconds East, 183.39 feet, South 9 degrees
47 minutes 00 seconds West, 58.86 feet and South 19 degrees 26 minutes 20 seconds West, 45.14 feet to a stake;
THENCE South 66 degrees 53 minutes 20 seconds West, 398.37 feet to the place of BEGINNING.
TOGETHER with an easement to the Grantee, his heirs and assigns, for ingress and egress from the premises hereby
conveyed over and along such private road as now or may hereafter exist connecting the premises hereby conveyed with
the public highway.
THE POLICY TO BE ISSUED under this commitment will insure the title to such buildings and improvements on the premises which
bylaw constitute real property.
FOR CONVEYANCING ONLY: Together with all the right, title and interest of the party of the first part, of in and to the land lying
in the street in front of and adjoining said premises.
