The Planning Department currently has no site plan application for a winery at
this location but the following information is provided for your consideration:
The subject parcel is zoned AC and the development rights were sold to the
Town of Southold in 1993. An easement was placed on the subject parcel (lot
6.3) restricting the use to agricultural production. It should be noted that the
definition of agricultural production does not allow retail. Therefore, a winery use
and the retail sale of wine is not a permitted use.

New York State Liquor Authority Law requires that all new applications for
liquor licenses or alteration to existing license be forwarded to the local municipal
authorities for review to ascertain whether there are any current violations on the
property; if the project is within the proper zoning district; any concerns about the
applicant; or whether any municipal agencies have any questions, concerns or
objections to the licensing for any reason what so ever.
Please review the attached notice and submit your objections and concerns in
writing to me at soon as possible. This is a time sensitive application whereby no
