Box 1179 Southold, N.Y. 11971 Dear Supervisor Russell & Members of the Southold Town Board: As the owner of 2 homes on Sigsbee Road in Mattituck, I am writing to express my opposition to the granting of a variance to Sports East, and to their proposal as a whole, and to express my support for the decision of the Zoning Board of Appeals to examine more closely whether the facility should be entitled to a special exception as an annual membership club. No matter what the developer has said to date (and he has said a lot of different things over the course of his 3 applications for 3 different projects), I do not believe the facility will an "annual membership club" of the type contemplated by the R80 zoning use district. The sheer size of the proposed facility, and the number of amenities it will feature, will make it a natural location for public events such as tournaments and other special events. In order to make such a large facility economically viable, the owners will be forced into bringing in outside events, even if they deny that now, because the population density of the area simply will not support a "membership club" of this size and character. While my opposition to the facility rests on the traffic, noise pollution and congestion it will bring to our quiet residential community, what will be even worse will be the inevitable failure of the project. The facility as proposed would need a large number of consistently paid up members in order to turn a profit, and for a summer community,that is a very tall order. Should the business fail, we will be left with a huge empty building and land cleared of trees and animals. The 21 acre parcel in question will go from being a beautiful part of our town to an ugly eyesore and possible trouble spot, and no one will benefit from that. I hope the Town Board will express to the Zoning Board that residents believe that a facility of this magnitude cannot realistically be a true membership club, in which case the proposed use does not qualify for the special exception and the application of Sports East should be denied.
