WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State of New York,
bounded and described as follows:
BEGINNING at a point on the northerly side of a certain 33 foot wide right of way
(known as Salt Marsh Lane), at the southwesterly corner of premises described
herein, at the intersection of said right of way with the easterly side of land
now or formerly of Youngman;
RUNNING THENCE north 31 degrees, 20 minutes, 00 seconds west along said land now
or formerly of Youngman, 264 feet to the ordinary high water line of Long Island
Sound;
THENCE north 67 degrees, 17 minutes east along the ordinary high water line of
Long Island Sound, 103.06 feet;
THENCE south 40 degrees, 11 minutes, 10 seconds east, 288 feet to the northerly
line of the above mentioned right of way;
THENCE the following two courses and distances along said right of way:
(1) South 81 degrees, 22 minutes west, 52.29 feet;
(2) South 67 degrees, 50 minutes, 30 seconds west, 99.25 feet to the
point or place of BEGINNING.
"Together with a right of way over said 33' right of way running along the
southerly line of said premises; THENCE over a 25' right of way running
DISTRICT through land of Elaine Axien to Henry's Lane Extension.

TOGETHER with a right of way running southeasterly from said 33' private
SECTION roadway through lands of Carmichael and Anlyan to the East to Lane View Avenue
08.00 and thence to Mill Lane, a public highway."
ELAINE AXIEN is sole devisee under the LW&T of Nelson Axien, a/k/a Edward
BLACK Nelson Axien, deceased, who acquired title by deed from Martha Salmon Robinson &

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the pprty;of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first par0"Will, receive the consideration for this conveyance and will hold the right to receive such consid-
eration vevwulfAnd to be applied first for the purpose of paying the cost of the improvement and will apply;
the same rst to,the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
