paid by the party of the second part,do as hereby grant and release unto the
party of the second part, its successors and assigns forever,all
that triangular piece or parcel of land situated at Mattituck, Southold
Town, Suffolk County, New York, bounded and described as follows:
BEGINNING at a point on.the Southerly side of Sound Avenue at the
Northeasterly corner of premises of the party of the first part and the
Northwesterly corner of premises of the party of the second part, runnirg
thence in a Southerly direction along other land of the party of the
first part 180 feet; running thence in an Easterly direction along othe
land of the party of the first part 40 feet to land of the party of the
second part; running thence in a Northwesterly direction along said land
of the party of the second part 160 feet to the point and place of
beginning.
NO right of way is granted to the party of the second part from
said premises to Sound Avenue, since this is atriangular parcel and
since the party of the second part has access to Sound Avenue over the
adjoining parcel on the East owned by it.
BEING AND INTENDED TO BE a portion of the promises conveyed by NOR
M. Wells and others to the party of the first part herein by deed dated
October 2, 1941 and recorded in Suffolk County Clerk's Office on Octobe
