The subject property consists of a vacant parcel of land in the R-40 zoning district with an area of approximately 92,000 square feet that my client would like to divide into tw building lots. The property lacks direct street frontage but is served by a 20-foot wide 150-foot long right of way from Rocky Point Road. I have attached a survey of the property with a sketch of the proposed division. We have obtained a conditional letter of water availability from the Suffolk County Water Authority, a copy of which is also attached. Your clients project is located in the Rocky Point Road Surcharge Area. To serve his parcels, a main extension of 1,000 feet is required which will pass thirteen (13) existing home(s). To extend the water main, the developer must remit the surcharge of$1,640 for each existing home and for each new building lot, in the project, along the existing roadway. Therefore, your client's cost to extend the water main would be $24,600. Connection fees will also be required for a lateral water service from the street main to the property line. These fees are variable dependent upon service size and will be paid along with the contract sum for his two (2) lots. All new water services are a minimum of one (1) inch with a vault at a cost of $1,500.00, per service. For new homes located in Southold Town of Montauk, Key Money of$3,000.00 per lot is required in addition to the above charges. Fees for larger services are available upon request. There is generally a 90 to 120 day period between the date the agreements are signed and fees paid and the date a water main is installed.
