The minutes for the April 24, 2014 meeting were approved.
Introduction:
All applicants will give a presentation consisting of drawings, exterior materials
samples and other information required by the Planning Department to the Committee.
The Committee will ask questions and make suggestions as part of a general discussion
with each applicant. Final recommendations from the ARC will be presented to the
Planning Board in the ARC Meeting Minutes, and be made part of the Planning file for
that application. The Planning Board will consider these recommendations, together
with all comments from other agencies, and provide the applicant with a
comprehensive written list of its requested revisions.
New Applications:
• NEW SUFFOLK WATERFRONT FUND SCTM#: 1000-117-8-18
Barbara Schnitzler, New Suffolk Waterfront Fund Member &Patricia McIntyre, New
Suffolk Waterfront Fund Chairperson presented the proposed site plan is for the re-
location, renovation, and addition of 47 square feet to the historic Galley Ho restaurant
building, totaling 1,725 square feet, and to include a 66 seat restaurant and 16 slip marina
on 2.3 acres in the M-II Zoning District.
Mark Schwartz recused himself from this application.
The Committee recommends the addition of fencing/screening around the
existing dumpster along the King Street &First Street sides.

The Committee recommends replacing the proposed 100w incandescent light bulb
in all of the Kichler Seaside outdoor wall fixtures #9022BK with a more energy
efficient light bulb.
The Committee recommends the proposed electric be installed underground
beginning on the west side of First Street going under the street to the structures if
possible.
Motion made and seconded.

• GREENPORT HARBOR BREWERY SCTM#: 1000-75-1-14
Rich Vandenburgh, Owner presented the proposed amended site plan is for the
renovation of three (3) existing buildings,formerly an auto dealership, into a micro-
brewery. Buildings 1 &2 total±13,000 square feet and contain a micro-brewery
production facility; Building 3 is 2,560 square feet with a 2,100 square foot addition and
contains a tasting room and brew pub; Building 4 is a new 1,200 square foot equipment
storage building, all on 2.89 acres in the General Business (B) Zoning District, Peconic.
The Committee recommends a planted berm or screening from the proposed
Main Road entrance (to be abandoned) to the eastern corner and returning north
along property line with existing vineyard.
The Committee recommends turning the entire parking area 90 degrees with the
short end facing Route 25, close off the existing entrance/exit, relocate it further
east on Route 25 and make it an entrance only with a drive through around the
buildings leading to an entrance/exit off of Peconic Lane in order to help
alleviate possible traffic congestion along Route 25 and by relocating entrance
ONLY further east on Main Road (and entrance/exit on Peconic Lane) it will
allow for a LARGE lawn area in front of the proposed outdoor terrace which is
more user friendly and attractive to those guests enjoying GHB (vs overlooking
guest traffic and parking). Please see revised site plan dated April 2, 2014 which
the Architectural Review Committee drafted this proposed parking and
entrance/exit revision.
