The minutes for the May 21,2015 meeting were approved.
Introduction:
All applicants will give a presentation consisting of drawings,exterior materials samples and
other information required by the Planning Department to the Committee. The Committee will
ask questions and make suggestions as part of a general discussion with each applicant. Final
recommendations from the ARC will be presented to the Planning Board in the ARC Meeting
Minutes,and be made part of the Planning file for that application. The Planning Board will
consider these recommendations,together with all comments from other agencies, and provide
the applicant with a comprehensive written list of its requested revisions.
Tabled Application:
• OLDE COLONIAL PLACE,LLC SCTM#1000-140-2-21
Edward Broidy,owner (engineer not present) presented the application for the proposed
demolition of existing 21/2 story dwelling and construct a 60'x93' (5,580sq.ft.) multi-use 5-unit
commercial building(no basement), and 21 parking stalls on 0.5 acres in the Hamlet Business
Zoning District, Mattituck.
The Committee first reviewed the proposed project on April 23,2015 and a motion was made to
Table the application with the request that more information be submitted. On May 21,2015,
the Committee,met again to review a revised site plan dated April 30,2015, a letter from Town
Planner Brian Cummings to the'applicant's Engineer Alex Gimpelman,P.E. dated May 8,2015,
and a letter from Mr. Broidy to the Planning Dept.regarding the Architectural Review's
recommendations and requests dated May 18,2015. During the May 21,2015 meeting the
Committee made a motion to again Table the application as not all of the ARC's requested

information had been submitted,and as per the Planning Department's letter dated June 12,
2015.
The Committee is recommending the following be added or modified to the proposed site plan:
1. The Committee approves the"Deluxe square lattice" screening for the rooftop
equipment. The Committee is recommending that the rooftop pipes and equipment be
installed together in a cluster and screened in with one continuous 4-sided screen with if
necessary,an access opening on the Pike Street side (south elevation).
2. Building elevations submitted on July 23,2015 are still inconsistent with the revised site
plan received by the Planning Dept. on July 18,2015. The Committee is still waiting for
a submission of a photometric plan. The proposed lighting fixture called XTOR
Crosstour LED is not approved, and is very incompatible with the building. The
Committee recommends using the previously approved goose-neck fixtures,either the
"E" or"F" type fixtures on the RAB Lighting drawing dated January 30,2015. There is
insufficient information on the type AB fixture. The Committee is requesting the size of
the AB fixture be submitted for review.
3. Along the front of the building,modify the proposed planters to accommodate a
sycamore tree on either side of the walkway as well as at each end of the planters.
4. The note indicating of the use of other indigenous tree species other than Sycamore,
along the side and rear of property is approved.
5. The Committee continues to recommend canvas awnings along the front elevation for
each storefront to enhance the store frontage, and provide shade.
6. The new proposed side windows are approved subject to their casings matching the
front windows.
7. The Committee recommends that the cornice wrap around all four (4) sides and should
match the front cornice as shown on the conceptual drawing dated May 18,2015.
8. It is recommended that the property owner review the Mattituck Stakeholders Study
(http://www.southoldtownny.gov/index.aspx?NID=280) and the Planning
Department's Architectural Review Committee Site Plan Application Supplement which
is contained within the Site Plan Application.
The Committee is Tabling this application as submitted today with the stipulation that the
applicant returns to the Architectural Review Committee with the requested information.
Motion made and seconded.

Revisited Applications:
• GREENPORT HARBOR BREWERY SCTM#: 1000-75-1-14
Brian Cummings,Town Planner presented the original site plan for the renovation of three (3)
existing buildings,formerly an auto dealership,into a micro-brewery. Buildings 1 &2 total
±13,000 sq.ft. and contain a micro-brewery production facility; Building 3 is 2,560 sq.ft.with a
2,100 sq.ft. addition and contains a tasting room and brew pub;Building 4 is a new 1,200 sq.ft.
equipment storage building, all on 2.89 acres in the General Business (B) Zoning District,Peconic.
The impact of the proposed addition was planned for (the proposed construction does not

require site plan approval), the Planning Board simply wants the ARC to take a look at the
elevations of the proposed addition that were not fully developed during the site plan process.
The Committee reviewed the proposed project and is Approving the application as submitted.
