The minutes for the June 18,2015 meeting were approved.
Introduction:
All applicants will give a presentation consisting of drawings,exterior materials samples and
other information required by the Planning Department to the Committee. The Committee will
ask questions and make suggestions as part of a general discussion with each applicant. Final
recommendations from the ARC will be presented to the Planning Board in the ARC Meeting
Minutes,and be made part of the Planning file for that application. The Planning Board will
consider these recommendations,together with all comments from other agencies,and provide
the applicant with a comprehensive written list of its requested revisions.
Revisited Application:
• A&S SOUTHOLD OIL CANOPY SCTM#1000-70-7-4
Garrett A.Strang,Architect&Charles Cuddy, Esq.presented this application for the
construction of a 1,568sq.ft. canopy pursuant to Zoning Board of Appeals File #6757 to cover the
existing fuel pumps on 0.3 acres in the General Business (B) Zoning District,Southold.
The Committee reviewed the application and is recommending the following:
• The use of softer, darker colors for the shingle roof surface (e.g.forest green or navy
blue).
• No information was submitted regarding the proposed lighting. The Committee
recommends that the canopy, existing building and lighted sign be brought into
conformity with the current Town Code for allowable lighting.
The Committee is approving this application with the recommendations noted above.

New Applications:
• SOUTHOLD GAS STATION &CONVENIENCE STORE SCTM#1000-55-5-2.2
Garrett A.Strang,Architect&Charles Cuddy,Esq. presented this application for the proposed
conversion of an existing 3,476sq.ft.building (formerly for vehicle detailing,RV sales and
servicing) to a convenience store and vehicle fuel sales with: six fuel pumps (12 fuel stations);
two canopies, one at 50'x24' (1,200sq.ft.) and the other at 50'x50' (2,500sq.ft.) and 29 parking
spaces on 1.46 acres in the General Business (B) Zoning District.
The Committee reviewed the proposed project as submitted and are making the following
recommendations:
• Move both entrances/exit areas as far away from the Route 48 intersection as possible
on the property.
• Relocate the front fuel pumps to the rear of the building with the other proposed fuel
pumps; or eliminate the front pumps so that there are only four pumps total in the rear
of the property.
• The circulation of the traffic for the entries and exits seem to be problematic as shown.
The Committee is Tabling the application for a further review after other involved agencies
have submitted their recommendations.

• ADF VENTURES LLC SCTM#:1000-48-2-44.2
Bill Kelly of Morton Buildings presented the application for an electrical contractor's yard and
proposed construction of a 64'x36' (2,304sq.ft.)building for storage and bathroom with four
parking stalls on 0.22 acres in the Light Industrial Zoning District,Greenport.
The Committee reviewed the application and if recommending the following:
• Wrap the lower hipped roof along the north side and wrap it around to the east side over
the extended sidewalk up through the handicap ramp.
• Try to keep as many of the existing trees as possible on the property, and plot any trees
over 6 inch caliper onto the project plans.
• A 4' to 6'wide landscaped buffer strip along the west property line and truck entrance.
• The submission of a vegetation plan.
The Committee reviewed the proposed project and is Approving the application as submitted
with the request for the submission of a proposed vegetation plan to the ARC.
