Nikolai Rouning and Emily L. Rouning, his wife, residing at ieattltuck, New York; Irene Lester Raverland residing at 1564 Unionport Road, Parkchester, N.Y., and Regina Lester Rice residing at 44 metropolitan Oval, Parkchester New York parties of the first part, and AUGUST GELHAUS and MARY A. GELHAIS, his wife, residing at Mattituck, Southold Town, Suffolk County, New York, parties of the second part; WHEREAS, the parties of the first part comprise all of the owners of lands shorn on a certain map entitled "Subdivision of Properties of Old Mill Raven Company,Inc., East of Mattituck Creek, New York,"surveyed September 17, 1921 by Otto VI. VmTuyl,Surveyor, and filed in Suffolk County Clerk's office on October 2nd, 1925 under M17ap No. 799 7 VaMREAS, the parties of the second part have acquired the fee title to the parcel of land hereinafter described by virtue of a deed from Christine Anna Cramer dated June 2, 1939 and recorded in Suffolk County Clerk's office on June 5, 1939 in Liber 2043 of deeds, at Page 266, and by virtue of certain correction and con- firmation deeds from Marine Associates,Ltd. and Westphalia Corpor- ation to be recorded simultaneously herewith; which parcel comprises a small parcel of land generally triangular in shape lying within the bounds of IIarborview Avenue, South Lagoon Lane and East Side Avenue as shown on said map at the intcreectlon of said Avenues,and WHEREAS, it is the desire and intention of the parties of the first part to release any road or highway rights or casemate for travel and utility purposes which they may have in the premises hereinafter described to the extent that said easements have been or may have been created by the filing of said map and to constitute the parcel hereinafter described as private property not subject to - such highway, road, avenue or street. easements. NOVI,THEREFORE, in consideration of One Dollar, lawful money of the United States, and other valuable consideration, to each of the parties in hand paid by the parties of the second part, the parties of the first part do hereby grant,release, abandon and ex- tinguish unto the parties of the second part, their heirs and assigns forever, any and all rights of way, highway and road rights and ease- ments for travel or otherwise which they now have or may have in and to all that parcel of land bounded and described as follows: ALL that parcel of land situate near I:'attituck Inlet, Southold Town, Suffolk County, Nov, York, bounded and described as follows; COMM TNOING at a monument set at the point of intersection of the southerly line of Harborview Avenue and the most easterly point of lot No. 1 as shown on the map above described and running thence North 78 deg. 181 40" East 1 92.65 feet along the southerly line of Harborview Avenue to a monument; thence running North 85 deg. 001 -Nest through Harborview %venue to the southerly line of South Lagoon Lane; thence running easterly, southeasterly and southerly along the southerly line of South Lagoon Lane as shown on said map to the monument at the point or place of beginning.
