STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces- sary HARDSHIP b~ause the applicant desires to rebuild for dwelling. More than specified zoning area exists for two dwellings. Applicant is not desirous of a subdivision and under the zoning code, this proposal falls under Zoning Board of Appeal .s jurisdiction. 2. The hardshipcreatedis UNIQUE and isnotshared by all properties alike in the immediate vicinity ofthisproperty andinthis use district because this is the only parcel in the immediate use district to be of size and configuration to support a second dwelling. 3 The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE CHARACTER OF THE DISTRICT because the visual result would not change from what is existing at present.
