' SCHEDULE A
ALL that certain plot, piece or parcel of land situate, lying and being
at Southold, Town of Southold, Suffolk County, New York, bounded and
described as follows:-
BEGINNING at a point on the northwesterly side of Middle Road (C.R. 48)
distant 2840 feet, more or less, northeasterly as measured along the
northwesterly side of Middle Road (C.R. 48) from the extreme easterly
end of a line connecting the northwest side of Middle Road (C.R. 48)
with the northeast side of Mill Lane, said point of beginning also
being where the northerly side of land now or formerly of P. J.
Cenotti intersects the northwesterly side of Middle Road (C.R. 48) ;
running thence along said last mentioned land the following two (2)
courses and distances: (1) North 470 10 ' 00" West 301. 73 feet;
(2) South 42° 50 ' 00" West 155. 34 feet to land now or formerly of
Staller;
thence North 47° 10 ' 00" West along said last mentioned land 570 . 32
feet to land of Zulli;
thence North 43" 22 ' 40" East along said last mentioned land 292. 08

thence running through the center line of a right of way the following

northwesterly side of Middle Road (C.R. 48) ;
thence South 54° 14 ' 40" West along the northwesterly side of Middle
Road (C.R. 48) 130 . 25 feet to the point or place of BEGINNING.
SUBJECT TO rights of others over a 121 foot strip of property running
along the northeasterly boundary of the subject parcel for the pur-
poses of ingress, egress, installation and maintenance of utilities.
TOGETHER WITH a 12} foot right of way immediately to the west of the
above-described 121 foot strip for the purposes of ingress, egress,
installation and maintenance of utilities.
BEING AND INTENDED TO BE part of the premises conveyed to the party
of the first part by deed from Bernard Murtha a/k/a Bernhard Murtha and
Sarah Murtha, his wife, dated 5/22/86 and recorded in the Suffolk County
Clerk' s Office on 6/10/86 in Liber 10055 page 131.
The party of the second part shall be responsible for 258 of the cost
of the maintenance of the right of way running along the easterly
boundary of the above-described parcel.
The above-described property being known and designated as Lot #4 as
shown on the Minor Subdivision Map prepared for Vine View Associates
at Southold, New York, mapped August 19, 1985 , and finally amended
August 26 , 1986, by Roderick Van Tuyl, P.C.
