MARGARET J. BRAATZ, being duly sworn deposes and says:
1. My two sisters, Barbara V. Braatz and Susan M. Braatz, and I are the sole
shareholders of Glendalough Properties, Inc., which is the owner of the three following
three lots:
5250 Vanston Rd., Tax Map No. 473889 111.-10-14
4825 Vanston Rd., Tax Map No. 473889 111.-14-4
4845 Vanston Rd., Tax Map No. 473889 111.-14-5.3
2. My sister, Barbara, on behalf of Glendalough Properties, Inc., submitted
one pre-CO application for a house, cottage, and bathhouse on 5250 Vanston Rd. (Tax
Map No. 473889 111.-10-14), and a second pre-CO application for a tennis court on 4845
Vanston Rd. (Tax Map No. 473889 111.-14-5.3).
3. All three lots have been in our family since the early 1920s, when our
grandparents (WJK and Daisy Vanston)purchased them and some adjacent land. Our
mother, Margaret Vanston Braatz, inherited the property in 1958.
4. I attest to the fact that the tennis court on 4845 Vanston Rd. (Tax Map No.
473889 111.-14-5.3) has been there since the mid- 1920s, when our grandparents (WJK
and Daisy Vanston) built the three buildings on 5250 Vanston Rd. (Tax Map No. 473889
111.-10-14), and the tennis court on 4845 Vanston Rd. (Tax Map No. 473889 111.-14-
5.3).
5. I personally recall the existence of the tennis court since the mid-1950s.
Our mother, Margaret Vanston Braatz Warner, who was born in 1915, played on the

same tennis court from the time it was built until she was no longer able to do so in the
late 1990s. I am able to attest to fact that the tennis court has been in existence since the
late-1920s because of the stories and memories, relayed to us by our mother and many
Southold friends, of playing on the court since they were children as well as maintaining
it(the court was always maintained by our family and friends—uprights painted every
few years, rolling, painting lines, etc.). I can also attest to the fact that the court has
stayed the same as when it was built because our mother was very proud of the fact that
what her father had built was still fully operational, and my sisters and I were clearly
instructed to never change a thing.
