Dear Mr. Hermann:
The Southold Town Board of Trustees reviewed the survey prepared by Nathan Taft
Corwin, Ill, Land Surveyor, last dated March 7, 2016, and determined that the proposed
demolition of the existing dwelling and construction of a new dwelling, accessory pool
building, and other appurtenances are out of the Wetland jurisdiction under Chapter 275
of the Town Wetland Code and Chapter 111 of the Town Code.
Therefore, in accordance with the current Wetlands Code (Chapter 275) and the
Coastal Erosion Hazard Area (Chapter 111) no permit is required.
Please be advised, however, that no construction, sedimentation, or disturbance of any
kind may take place seaward of the tidal and/or freshwater wetlands jurisdictional
boundary or seaward of the coastal erosion hazard area as indicated above, or within
100' landward from the top of the bluff, without further authorization from the Southold
Town Board of Trustees pursuant to Chapter 275 and/or Chapter 111 of the Town
Code. It is your responsibility to ensure that all necessary precautions are taken to
prevent any sedimentation or other alteration or disturbance to the ground surface or
vegetation within Tidal Wetlands jurisdiction and Coastal Erosion Hazard Area, which
may result from your project. Such precautions may include maintaining adequate work
area between the tidal wetland jurisdictional boundary and the coastal erosion hazard
area_and_y_our_project orerecting_a_temporary.fence,barrier_,_or_hay_bale berm. _ _._ _. _ __ ____ _

Dear Mr. Bredemeyer:
We represent Evan Akselrad and Yasmine Anavi, who plan to demolish the existing dwelling and
construct a new dwelling, accessory pool building, and other appurtenances on the captioned property.
Pursuant to §275-3(C)(1)and §275-3(C)(5), all of the proposed work is located beyond the jurisdiction
of the Board of Trustees because all proposed structures and associated construction activities will be
located more than 100 feet landward of tidal waters and wetlands associated with Great Peconic Bay
and more than 100 feet landward of the"top of bluff,"as depicted on the Nathan Taft Corwin III,Land
Surveyor, last dated March 7, 2016.
Therefore, I am writing to respectfully request that you issue a"Letter of Non-Jurisdiction"stating that
no permit is required for the project pursuant to Chapter 275 of the Southold Town Code. In support
of our request, I have enclosed two (2) copies of the above referenced survey/site plan; recent site
photographs; and letters signed by the property owners providing authorization for En-Consultants to
act on their behalf and for the Trustees to access their property.
