REQUEST MADE BY APPLICANT: This is a request under Article III, Section 100-30A.2B
and 100-31B, subsections 14a -d of the Southold Town Zoning Code (amended 2-7-95).
Applicant -owner is requesting an Accessory Bed and Breakfast, in her residence, with up to
two (2) bedrooms for lodging and serving of breakfast to not more than four (4) casual,
transient roomers.
PROPERTY DESCRIPTION: This property is 39,600 sq. ft. in size, and is situated along the
westerly side of New Suffolk Road, Cutchogue with 180 ft. lot width and lot depth of 222 ft.
The property is improved with a single-family dwelling, two small sheds, a barn, and a
garage as shown on the survey prepared July 28, 1976 by Roderick VanTuyl, P.C.
REASONS FOR BOARD ACTION, DESCRIBED BELOW:
1) This use as requested is reasonable in relation to the District in which is located,
adjacent use districts, and nearby and adjacent residential uses.
2) The Special Exception use is an accessory use and will not prevent the orderly and
reasonable use of adjacent properties and the use has adequate parking and available
open space.
3) This accessory use will not prevent orderly and reasonable uses proposed or existing in
adjacent use districts.

4) No evidence has been submitted to show that the safety, health, welfare, comfort,
convenience, order of the town would be adversely affected.
5) this zoning use is authorized by the Zoning Code subject to a Special Exception review
and approval by the Board of Appeals and a Certificate for occupancy from the Building
Inspector;
6) no adverse conditions were found after considering items listed under Section 100-263
and 100-264 of the Zoning Code.
BOARD ACTION/RESOLUTION: On motion by Member Dinizio, seconded by Chairman
Goehringer, it was
RESOLVED, to GRANT the application for an Accessory Bed and Breakfast Use as described
above, SUBJECT TO THE FOLLOWING CONDITIONS:
1) Two (2) parking spaces, for this bed and breakfast use, shall
be on-site (on applicant's property).
2) There shall be no backing out of vehicles onto New Suffolk Road.
3) There shall be compliance at all times with the zoning code,
and other laws and regulations applicable to this use.
4) Applicant -Owner shall obtain a Certificate from the Building Department for
occupancy as a new Accessory Bed and Breakfast in her residence.

NOTICE IS HEREBY GIVEN, pursuant to Section 267 of the Town Law and the Code of
the Town of Southold, the following application will be held for public hearing by the
SOUTHOLD TOWN BOARD OF APPEALS, at the Southold Town Hall, 53095 Main Road,
Southold, New York 11971, on THURSDAY, DECEMBER 10, 1998 at the time noted below (or
as soon thereafter as possible):

CHAIRMAN GOEHRINGER: I have a copy of the survey indicating
the house in its position, the access to the Suffolk Community Road
and we had a grand tour of this very beautiful dwelling in our
inspection and I have a copy of the Suffolk County Tax Map
indicating this and surrounding" properties in the area. I think you
have gotten my voice just about when it's about ready to quit Ms.
Wickham. It's such a pleasure again to have you here and we thank
you very much for the tour. It was very, very, just enlightening.
What would you like to tell us?
MS. WICKHAM: I would like to tell you that my name is Mary Lou
Wickham. That I hope you will approve my application here this
evening. ' When my husband and I bought that property about 22
years ago, as you and some people here in the room even may be
familiar with that house at that time that it was in implorable
condition. We had done a lot of work on it and I would have to say
from almost the' very beginning it was a hope, a dream, that perhaps
some day it would be a Bed & Breakfast because it is so admirably
suited to it and it is such a beautiful home that I wish I would
share it. J think it's very well suited for the purpose that we
would like to use it. The parking is very good. The drive is very
good. The house is laid out very well. Are there any questions
that I could answer for you?
CHAIRMAN GOEHRINGER: The parking plan itself were you going
to submit something to us? Oh, and we need some green cards. Do
we need green cards? Yes, good.
MS. WICKHAM: Yes, I have green cards for you.
CHAIRMAN GOEHRINGER: Wonderful.
MS. WICKHAM: OK.
CHAIRMAN GOEHRINGER: Thank you.
MS. WICKHAM: And, I think this probably shows a little bit, it is
the same plan that you have. I have one for each of you if you'd
like to see it. It shows a little bit better how the drive and the
parking would -

shed areas?

MS. WICKHAM: That our lot is north.
CHAIRMAN GOEHRINGER: Parking space, oh, I'm sorry.
MS. WICKHAM: Right, that is not a building, that's a believe it or
not, a parking lot.
CHAIRMAN GOEHRINGER: Oh good, great, great.
MEMBER TORTORA: Poor guy.
CHAIRMAN GOEHRINGER: No, well, that's what happens when you

CHAIRMAN GOEHRINGER: Yes, I guess I am. OK, and a, there
is no, there's no change? It's strictly going to stay with the two
bedrooms that you had showed us, right?
MS. WICKHAM: Yes.

MEMBER TORTORA: No, it's a beautiful home, it's a beautiful
place, significant parking plan.

MR. KELLY: It's different being on this side for once. My name is
Tim Kelly. My wife Mona and I own the house at 1650 New Suffolk
Road which is across the street and just to the south of this

property. You've all been there. You've seen it, it's absolutely
gorgeous. I've told them I get to look at your house, you
unfortunately have to look at mine. They have done incredible work
in this house which again makes me green with envy. I think this
would be a great use for the house. They're wonderful neighbors.
They've done great things for the property. I hope you vote yes,
thank you.
