WITNESSETH,that Grantor,to whom Certificates of Letters Testamentary were issued to
the Grantor by the Surrogate's Court, Suffolk County,New York, on December 9, 2015,under Case
No. 2015-3711,and by virtue of the power and authority given by Article 11 of the Estates, Powers
and Trusts Law,and in consideration of Two Hundred Forty Thousand and 00/100 ($240,000.00)
Dollars paid by the second part,does hereby grant and release unto Grantee and the heirs, executors,
administrators, legal representatives,successors and assigns of Grantee forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements

Decedent, Edna M. Dever, (Grantor)acquired title to the subject premises by Deed dated

ALL that certain plot, piece or parcel of land, with the buildings and improvements
thereon erected, situate, lying and being at Indian Neck near Peconic, in the Town of
Southold, County of Suffolk and State of New York, known and designated as lot 20
on a certain map entitled, "Map of Indian Neck Park" and filed in the Suffolk County
Clerk's Office on the 27th day of May 1913 as map number 551, said lot bounded and
described as follows:
BEGINNING at a point on the easterly side of Smiih Road distant 900.00 feet
southerly from the corner formed by the intersection of the southerly side of Indian
Neck Road with the easterly side of Smith Road, said point being where the division
line between lot 20 and lot 18 intersects the easterly side of Smith Road;
RUNNING THENCE from said point of beginning along the division line between lot
20 and lot 18 north 79 degrees 55 minutes 30 seconds east, 138.20 feet;
THENCE along land now or formerly of Charles A. Ward south 12 degrees 41 minutes
