paid by the party of the second part,does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being Maxkeat Horton' s Point, near the Village of Southold,
in the Town of Southold, County of Suffolk and State of New York,
bounded and described as follows:
BEGINNING at a monument on the westerly line of a 20 foot right of way
running along the easterly boundary of the premises at the north-
easterly corner of the premises and the southeasterly corner of
land of Neslage; from said point of beginning running along said
westerly line of said 20 foot right of way, two courses as follows:
1 . South 22 degrees 54 minutes 30 seconds West 95.25 feet;
2. South 15' degrees 27 minutes 20 seonds West 30.0 feet
to a monumnet and land of Witherspoon;
RUNNING THENCE along said land of Witherspoon North 67 degrees 05
minutes 30 seconds west 235.00 feet;
THENCE along land of the party of the first part north 21 degrees
07 minutes 20 seconds East 125.06 feet to said land of Neslage;
THENCE along said land of Neslage south 67 degrees 05 minutes
50 seconds East 235.00 feet to the point or place of BEGINNING.
TOGETHER with a right of way over said 20 foot right of way from
the northeasterly corner of the premises southerly and then south-
easterly over land of Hyatt and along the easterly boundary thereof
about 1000 feet and then southeasterly over the existing roadway
to Soundview Avenue.
TAXMAP Being and intended to be the same premises conveyed to the party of
DESIGNATION the first part by deed dated 11/30/84 recorded 1/29/85 in Liber 9725
page 106.
Dist. 1000 TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
See. 050.00 and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
Blk. 01.00 the party of the second part forever.

AND the party of the first part covenants that the party of the first part has not done or suffered anything
� whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
•0eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
/ any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
