THIS INDENTURE, made the I, day of September,
1947, between
THE FRAWARD CORPORATION INC., s domestic corp-
oration, and FRANK RICHARDS, both of #109-14 Ascan Avenue,
Forest Hills, queens County, New York, parties of the first
part; and
EMMA—_S_RICHARDS, residing at #23 Ascan Avenue,
Forest Hills, queens County, New York, party of the second
Part; WITNESSETH:
WHEREAS The Fraward Corporation, Inc., one of
the parties of the first part, heretofore, and by deed
dated August 14th, 1940 and recorded October 22nd, 1940 in
the County Clerk's Office of Suffolk County in Liber 2130
of Conveyances at page 123, conveyed to said Emma S. Richards,
party of the second part, certain land in the Village of
Mattituck, County of Suffolk, State of New York, bounded
northerly by land formerly of Joseph Rafferty, deceased;
Southerly by Peconic Bay; easterly by the westerly boundary
line of Salt Lake Village, and westerly by a line equi-
distant between the easterly line of Bay Avenue and the
westerly line of land formerly of J. Smith Tuthill, deceased,
(later of Bryant S. Conklin) together with all the right,
title and interest of said Fraward Corporation, Inc. of, in
and to the beach and meadows adjacent to the foregoing de-
scribed property, and also all that half pear-shaped piece
of land adjoining the aforesaid property on the east, as
Shown on the Map of Salt Lake Village, Mattituck, Long
Island, and therein more fully described, together with an
easement or right of way to and from said gore lot over

Old Salt Road, to and from Salt Lake Lane (also known as
Rochelle Place), and
WHEREAS, said Emma S. Richards did thereafter
convey the northerly portion of said premises to Rosina
J. Richards, by deed dated April 30th, 1942 and recorded
in the Suffolk County Clerk's Office on May 12th, 1942, in
Liber 2231 of Conveyances, page 515; and
WHEREAS. The Froward Corporation, Inc., one of
the parties of the first part, did join with said Emma S.
Richards, party of the second part, in the aforesaid con-
veyance for the purpose of conveying to said Rosin& J.
Richards, the grantee therein, the title to, and an inter-
eat in, certain roads, easements and property owned by
said Fraward Corporation, Inc., as more fully described
In said deed; and
WHEREAS The Froward Corporation, Inc., one of
the parties of the first part, is now desirous of son-
e veying to Emma S. Richards, party of the second part,
title to, and an interest in, certain roads, easements and
property shown on the Map of Salt Lake Village, as herein-
after described, andalso a portion of the flagpole circle
shown on said map of Salt Lake Village, as hereinafter
described; and
WHEREAS, Frank Richards, the owner of an undi-
vided interest in a portion of Lots 27 and 28 on "Map
of Property of Lida,a.BArtley, Mattituck, L.I.e, as herein-
after described, desires to convey to said Emma S. Richards
an undivided interest in a portion of said two lots and
in the bed of Rochelle Place in front thereof, and for
that reason Joins in this deed as one of the parties of
the first part;

NOW. THEREFORE, The Fraward Corporation, Inc.,
one of the parties of the first part, in consideration of
the sum of One ($1.00) Dollar, lawful money of the United
States, and other good and valuable considerations, paid
to it by the party of the second part, does hereby confirm
to the party of the second part the title to all said
property in said deed dated August 14th, 1940 above de-
scribed and, in addition thereto, does hereby grant and
convey to the party of the second part that pie-shaped
portion of the flagpole circle shown on said Map of Salt
Lake Village as lies west of a straight line drawn along
the westerly boundary of Salt Lake Village if said boundary
line was drawn through, instead of around, the flagpole
circle, and as lies south of a line drawn at right angles
to said line and through the flagpole circle, so that the '
said Emma S. Richards, party of the second part, would
then own the property bounded on the north by the land now
of Rosins. J. Richards; on the south by Pdoonic Bay; on the
east by the westerly boundary line of Salt Lake Village, if
continued in a straight line through the flagpole circle,
and including the pear-shaped piece of land on Old Salt
Road to the east thereof; and on the west by a line equi-
distant between the easterly line of Bay Avenue and the
westerly line of land formerly of J. Smith Tuthill, and
later of Bryant S. Conklin (which latter line is the wester-
ly boundary of Salt Lake Village if continued in a straight
line through the flagpole circle),and together with all
the right, title and interest of said Fraward Corporation,
Inc., one of the parties of the first part of, in and to
Old Salt Road in front of the premises above described to
the center line thereof;

AND, the said PRARK RICHARDS, one of the parties
of the first part, in consideration of the sum of one
(41.00) Dollar, lawful money of the United States, and
other good and valuable considerations, paid to him by the
party of the second part' does hereby grant and release unto
said party of the second part, her heirs and assigns forev-
er, a three fifty-sixth (3/56) interest of, in and to so
much of said lots twenty-seven (27) and twenty-eight (28)
on "Map of Property of Lida Bartley, Mattituck, L.I.",
filed Sn the Office of the Clerk of the County of Suffolk
on July 27th, 1922, under number 770, as are included in
the extension of Old Salt Road from the north Sine of
Salt Lake Village to Salt Lake Lane (sometimes called
Rochelle Place), and together with a like interest in the
bed of Rochelle Place in front thereof, subject to the
right of way of the owners of numbered lots on the Map
of Salt Lake .Village and property to the north and west
thereof.over the same, and together with a right of way
over Salt Lake Lane (sometimes called Rochelle Place) to
Bay Avenue. Together with the right of ingress and egress
between said property and Salt Lake Lane (sometimes called
Rochelle Place) over Old Salt Road to the width of twenty
(20) feet and the extension of Old Salt Road to Salt Lake
Lane (sometimes called Rochelle Place), subject to the
right of ingress and egress granted to or that may here-
after be granted to owners of numbered lots on said map of
Salt Lake Village or to the owners of property to the north
and west thereof, and together with a right of way over
the path shown on said map from Old Salt Road to Salt Lake
Village Beach, and the use of said beach in common with othe
lot owners for bathing and boating, and together with the
right to use "The Commons" (hereinafter described), the

Yacht Basin, the Village Dock and Boat Landing and the
two paths leading thereto from the flagpole circle, in
common with other lot owners to whom the same may be
granted.
"The Commons" above described is that plot of
ground, approximately 311 x 7919", lying between the
flagpole circle and the Village Dock and between the two
paths on either side thereof running to and from said
circle and dock as shown on "Map of Salt Lake Village".
