FULL COVENANT&WARRANTY DEED
THIS INDENTURE, made September 30, 2015, between
KEVIN D. CONLAN, having an address at 1058 West Main Street, Riverhead, NY 11901, & DANIEL F.
CONLAN, having an address at 1049 West Main Street, Riverhead, NY 11901, as joint tenants with
rights of survivorship, ("Grantor"), and
KEVIN D. CONLAN, having an address at 1058 West Main Street, Riverhead, NY 11901 ("Grantee").
WITNESSETH, that Grantor, in consideration of ten ($10.00) dollars paid by the second
part, does hereby grant and release unto Grantee and the heirs, executors, administrators, legal
representatives, successors and assigns of Grantee forever,
District:1000 ALL that certain plot, piece or parcel of land, with the buildings and
improvements thereon erected, situate, lying and being at Arsbamomque in Town
Section:052.09 of Southold, the County of Suffolk, and the State of New York, being more
particularly described in Schedule A attached hereto and made a part hereof,

executors, administrators, legal representatives, successors and assigns of Grantee forever.
Kevin D. Conlan and Daniel F. Conlan acquired title to the subject premises, as joint
tenants with right of survivorship, by deed dated September 2, 2005, recorded October 13, 2005 in the
office of the Suffolk County Clerk in Liber D00012414, page 273.
Grantor covenants that Grantor has not done or suffered anything whereby said
premises have been encumbered in any way whatever, except as set forth herein.
Grantor, in compliance with Section 13 of the Lien Law, covenants that Grantor will
receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement before using any part
of the total of the same for any other purpose.
Grantor covenants as follows: that said grantor is seized of the said premises in fee
simple, and has good right to convey same; that the grantee shall quietly enjoy the said premises; that
the premises are free from encumbrances, except as aforesaid; that the grantor will execute or procure
any further necessary assurance of the title to said premises; and that said grantor shall forever warrant
the title to said premises.

All that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,lying and being at
Arshamomaque, in the Town of Southold, County of Suffolk'and State of New York,more particularly bounded and described as
follows: •
BEGINNING at a point on the westerly side of a twenty(20')foot right of way known as Carole Road 450.20 feet from the
corner formed•by the intersection of the westerly side of said twenty(20')foot right of way known as Carole Road and the southerly
side of Main Road also known,as North Road; •
RUNNING THENCE north 61 degrees 59 minutes 10 seconds east, 106.17 feet more or less to the ordinary high water mark
of Old Cove(and indentation of Arshamomaque Pond);
RUNNING THENCE along the said ordinary high water mark of Old Cove and Arshamomaque Pond the following twelve
