Tax Roll: Grant I & Anna Hipwell occupancy: seasonal Upon receipt of an application for a Pre -Existing Certificate of Occupancy I made an inspection of the buildings at the above captioned premises. I admitted myself to dwelling with key provided by applicant and began this inspection at approximately 3:25 P.M. A roofed over screened enclosed porch is located on front and rear of dwelling. These were added under Building Permit # 2882Z, dated October 7, 1965, to which subsequent Certificate of Occupancy Z2468, was issued on July 19, 1966. A guest room on north east corner of building was added under Building Permit # 4149Z, dated December 12, 1968. Certificate of Occupancy #Z3584 was issued on September 8, 1969. The pre-existing portion of this dwelling is a one. story wood framed structure constructed on cement block piers. Crawl space is skirted with a rigid type asbestos board. Ground floor contains a bedroom, front entry vestibule, full bathroom and a large room with cathedral ceiling, partitioned to provide living room, dining room and kitchen area. All rooms are heated with electric heating connectors with each room having a separate thermostat control. I found no violations of the Housing Code, Chapter 52, Code of the Town of Southold, N.Y. A metal accessory structure is located in the front yard area on westerly side of premises. There are no records on file of a building permit issued or applied for or a variance granted by the Board of Appeals for front yard location of structure. This is a violation of Zoning Ordinance Chapter 100, Section 100-32 & Section 100-141.
