Petty, III, and which point is located 108.60 feet on a course of S. 600 391 50" West along the southeasterly line of Olejulane from a concrete monument set in the northwesterly corner of lands conveyed to Doris E. Wilsberg by Julius Zebroski by deed dated January 2, 1951 and recorded in Suffolk County Clerk's Office in liber 3176 of deeds at page 191. Thence, from said stake or pointe so situated, S. 300 401 00" East along land of Petty and land formerl 0 of Stella Thum 235.05 feet to a stake; thence, N. 62 031 30" East along other lands formerly of -Stella Thum 95.0 feet to a stake; thence, N. 320 231 40" West along other land formerly of Stella Thum and land of Johnston 264.95 feet to a stake set in the southeasterly line of Olejulane; thence along the southeasterly line of Olejulane ,r ueER5080 racE352 the following two courses and distances; (1) N. 740 411 10" East, �.y. 52.53 feet; (2) N. 800 391 50" East, 56.07 feet, to the state set at k the point or place of beginning. TOGETHER with all the right, title and interest of the grantor, if any, in and.to Ole7ulane in front of and adjacent to the above described premises. TOGETHER with the right of way, if any, over a certain 25 ft. private road leading from the southerly line of New Suffolk Avenue southerly to Beconic Bay. SUBJECT, MMVER, to all covenants and x®triotions of record, and in particular to the following covenants and restrictions: "1. That neither the said party of the second part, nor her heirs and assigns, shall or will manufacture, sell or cause or permit to be manufactured or sold, on any portion of the premises hereby to be con- veyed, any goods or merchandise of any kind, and shall not carry on, or permit to be carried on, on any part of said premises, any trade, busi- ness, commercial enterprise, boarding house, or profession whatsoever. 2. That no more than one (1) dwelling house, or cottage, shall be erected on any strip of said premises having a frontage of less than 100 feet on Olejulane. 3. That no dwelling house costing less than $5,000. shall be erected on said premises unless the plans are approved in writing by the party of the first part. 4. That there shall be no outside toilets or outhouses erected. 5. That the said covenants are declared to be and shall be covenants attached to and running with the land. The said restrictions however, may be released or altered by the party of the first part at any time."
