WITNESSETH.that the party of the first part,in consideration of
One ($1.00) Dollar , lawful money of the United States, and other good
and valuable consideration paid by the party of the second part, does hereby grant and rdnx unto the
party of the second part, their distributees heirs and aaeigm forever,
ALL that certain plot,piece or parcel of land, with the b;uildngs and improvemerib Ihercon erected, situate,
lying and being botkx at Iattituck in the Town of Southold Coturty of Suffolk
and State of New York, bounded and described as foliows:
BEGININIiNG at a monument at the intersection of the southerly line of
Knollwood Lane with the westerly line of said Knollwood Lane; and
running thence along $nd now or formerly of Robert H. Preston A.
Kenneth Monsell and Robert Muir 2 courses as follows: (1) South 18013'
00't East 40.0 feet to an iron pipe; thence (2) South 43003140" West
239 feet, more or less to ordinary high water mark of Mattituck Creek
as found in April, 19515 thence northerly along said high water mark
120 feet more or less; thence along land now or formerly of the above
mentioned Robert H. Preston, A. Kenneth Monsell and Robert Muir North

Lane; thence along said westerly line of Knollwood Lane South 32*35110"
East 40.0 feet to the point or place of beginning.
lI TOGETHER with a right of way 20 .feet wide running along the easterly
line of the premises from Knollwood Lane southerly for 40 feet; the
westerly line of said right of way being the easterly line of the
premises, and the easterly line of said right of way being parallel wit
and 20 feet easterly therefrom, for access between said premises and
Knollwood Lane.
TOGETHER with all the right title and interest of the parties of the
first part, if any, to the fulled land lying westerly of the premises
hereinabove descril'iad between the westerly extension of the side lines
thereof.
SUBJECT to covenants and restrictions of record.
SUBJECT to zoning ordinances or restrictions enacted by any State,Town
Municipal or Government authorities.
BEING and intended to be the same premises conveyed to the parties of
the first part by deed from Robert H. Preston A* Kenneth Monsell and
Robert bhiir dated Sept. 22, 1956 and recorded N.. 24, 1956 in Liber
4233 at page 301 in the Suffolk County Clerk's office at Riverhead, N.Y
TOGETHER with the appurtemnces and all the estate and rights of the party of the first part in and to said
premises,
