over the following described premises:
ALL that certain lot, tract or parcel of land situated, lying
and being at Mattituck, Town of Southold, Suffolk County, New York,
being more particularly bounded and described as follows:
COMMENCING at a point which bears South 76 degrees 09 minutes
40 seconds West 25.35 feet from the northwesterly corner of Lot No.
196 as shown on the Subdivision Map of Captain Kidd Estates, which
point also marks the southwesterly corner of another portion of a
certain right-of-way this day created and the northwesterly corner
of lands this day conveyed to John Moisa and wife by Otis G. Pike,
Richard F. Moran, and Edgar C. Schenck;
From said point of beginning running in a westerly direction
along the northerly line of other lands of the parties of the first
part South 76 degrees 09 minutes 40 seconds We 134.32 feet to a
point;
.Continuing thence in a westerly direction still along the
northerly line of other lands of the parties of the first part South
71 degrees 39 minutes 20 seconds West 301.77 feet to the easterly
line of lands of John Sledzieski and wife;
Running thence in a northerly direction along the easterly line
of said lands of John Sledzieski and wife, which lands also constitute
e portion of a right-of-way this day created North 21 degrees 25
minutes 40 seconds West 50.07 feet to a concrete monument set at the
southerly line of lands of Pike, Mersa: and Schenck;
Running thence in an easterly direction along the southerly
line of said lands of Pike Maran and Schenck North 71 degrees 39
minutes 20 seconds East 30&.39 feet to the westerly point of lands
this day conveyed by the parties of the first part to Pike, Moran
and Schenck;

of said lands this day conveyed to Pike, Maran and Schenck North 76
degrees 09 minutes 40 seconds East 127.91 feet to the westerly line
of another portion of the right-of-nay this day created;

of said other portion of the right-of-way this day created South 23
degrees 21 minutes 10 seconds East 50.70 feet to the point or place
of beginning.
The above described right-of-way is to be used in common by
all of the parties Hereto and by Otis G. Pike, Richard F. Marsh and
Edgar C. Schenck with the right in any of them without further
permission or consultation with the other-parties to improve said
right-of-way and turn same over to the Town of Southold as a public
road.
