Town of Southold, County of Suffolk and State of New York; more
particularly bounded and described as follows:
BEGINNING at a point on the easterly line of Bay Avenue marked
by a concrete monument set at the northwest corner of the premleee
about to be described and the southwest corner of lands of Paul
Stoutenburg, which point, as messured along the easterly line of
Bay Avenue, is northeasterly 697.9 feet from the intersection of
the northerly line of Pine Tree goad with the easterly line of Bay
Avenue; running thence North 80 121 50" East along said lands of
Stoutepburg, a distance of 566.38 feet to a point marked by a
concrete monument; running thence North 580 421 104 East along
lands of Clayton H. Billard, a distance of 1580.72 feet, more or
less, to a point marked by a concrete monument set at the south-
easterly corner of said lands of Clayton H. Billard; running thence
in a generally southerly and southwesterly direction along lands of
i1$,11 and the mean high water mark of Little Creek, a distance of
q- feet, more or less, to a point and lands of Bosch, formerly of
Alden; running thence South 840 521 10" West still along said last
mentioned lands, a distance of 290 feet, more or lees, to a point;

lands, a distance of 129.85 feet to a point and a line which Is an
extension of the northerly line of Pine Tree Road; running thence

northeasterly corner of Pine Tree Road; thence along the northerly
line of Pine Tree Road, the following three courses and distances:

along said last mentioned lands, a distance of 225 feet to a point
marked by a concrete monument and other lands of the parties of
the first part; running thence North 840 Ol' 10" West along said
lent mentioned lands, a distance of 355.65 feet to a point on Bay
Avenue marked by a concrete monument; running thence North 120
35' 50" East along the easterly line of Bay Avenue, a distance of
300 feet to the point or place of beginning; containing 23.7 acres,
more or lase. Said courses and dimensions being In accordance with
Surveys made by Otto W. Van Tuyl & Son, Licensed Land Surveyors,
Greenport, New York.
SUBJECT to a right-of-way easement over, across and
upon a 12-foot strip of land running from the Southwesterly corner
of said lends of Bosch, formerly of Alden, a distance of 135 feet,
more or lose, to the said northeasterly corner'of Pine Tree Road,
more fully described In a deed recorded in the Suffolk County
Clerk's Office on August 7, 1950, In Liber 3110 of Deeds at Page
124.
TOGETHER with all the right, title and Interest, if
any, of the parties of the first part, of, in and to Bay Avenue
and Pine Tree Road lying In front of, or adjoining, said promisee
to the center lines thereof, and In and to Little Creek.
BEING AND INTENDED to be a portion of the premises
devised by the Will of Ada B. Wells recorded do the Suffolk County
Surrogate's Office in Liber, c S of Wille at Page36 8 ; John
Mason Wells, the life tenant under Article FOURTH of said dece-
dente Will having died on September 26, 1958.
