and State of New York, and being more fully bounded and described as
follows:
BEGINNING at a point on that course of the southwesterly line of Olejule
Lane which runs north 32 degrees 58' 50" west 30 feet northwesterly a-
long said course from the initial point of said course, being the north-
westerly corner of land conveyed by Julius Zebroski to James J. Mason by
deed dated April 14, 1951, and recorded in Suffolk County Clerk's Office
in Liber 3204 of Deeds, at page 12, on April 17, 1951, and running along
said land conveyed to James J. Mason south 53 degrees 49' 00" west
209.74 feet to a point which is 10 feet southwesterly from the north-
easterly edge of a proposed dredged channel; thence northwesterly on a
line 10 feet southwester) from said northeaster) e proposed

a dredged channel, 125 feet, more or less; thence along other land now or
m formerly of Julius Zebroski north 72 degrees 01' 50" east 210.91 feet
in m to said southwesterly line of Olejule Lane; thence along said southwest-
Inw erly line of Olejule Lane 2 courses, as follows: (1) south 8 degrees 58'
50" east 25 feet; thence (2) south 32 degrees 58' 50" east 40 feet to
the point of beginning.
TOGETHER with a right of way, if any, over a certain 25-foot Private
Road leading from the southerly line of New Suffolk Avenue southerly to
Peconic Bay.
TOGETHER with a free and unobstructed use of the channel lying in front
of and adjacent to said premises.
BEING AND INTENDED TO BE the same premises conveyed by Julius Zebroski
to the party of the first part by deed, dated April 24, 1951, and re-
corded in said Suffolk County Clerk'a Office in Liber 3208 of Deeds, at
page 433, on April 27, 1951.
SUBJECT TO a mortgage bearing date of September 18, 1952, made by the
party of the first part to The North Pork Bank and Trust Company in the

original principal amount of $7,000.00, which mortgage was recorded in
the aforementioned Clerk's office on September 19, 1952, in Liber 1979
of Mortgages, at page 163 and the principal balance of which mortgage
as now been reduced to $44481.67. The party of the second part hereby
assume to pay the said balance of principal of 54,481.67, together with
interest thereon at the rate of five (5%) per centum per annum from
July 1, 1959.
