(71.711) feet to an angle in said road;
Continuing thence in a westerly direction still along the
northerly line of Main Road South seventy-eight (78) degrees twenty-

hundredths (39.69) feet to the point or place of beginning.

COITMENCING at a concrete monument set on the easterly line
of 'Wickham Avenue at the southwesterly corner of lands now or formerly
of W. V. Duryea; and running thence in an easterly direction along
the southerly line of lands of Duryea and others North seventy-six
(76) degrees thirty-one (31) minutes forty (40) seconds East two
hundred fifty-four end fifty-nine hundredths (2514.59) feet through
a concrete monument to the westerly line of Parcel I above described;
Runninc thence in a southerly direction along the westerly
line of Parcel I above described South thirteen (13) degrees thirty-
ei;;ht (38) minutes ten (10) seconds East sixteen (16.00) feet to the
nort!erly line of lends of Stanley P. Tones;
Running thence in a westerly direction along the northerly
line of said lands of Tones and of others South seventy-six (76)
decrees thirty-one (31) minutes forty (40) seconds West two hundred

line of Wickham Avenue;

SNRSECT to e night-of-way of Stanley P. Sones and others
over Parcel II above described to and from Wickham Avenue.
The conveyance hereunder is subject to a certain mortgage
executed by David I. DePriest as mortgagor to May C. Lupton and
Isabelle S. Conklin as mortgagees, which mortgage in datedDecember
11, 1958 and was recorded on December 15, 1959 in the Office of the
Clerk of Suffolk County, in liber 3134 of mortgages, at page 285, and
on which mortgage there is now due the sum of $10 750, with interest
at the rate of 5% per annum from December 11, 195b, and that the
grantee hereby assumes and covenants to pay such mortgage debt and
Interest as part of the consideration for this conveyance.
