BEING AND INTENDED TO BE the same premises conveyed to the parties of the first part by deed
dated March 9, 1997 which deed has been recorded in the Office of the Clerk of the County of
Suffolk on April 3, 1997 in Liber 11823 at page 772 which deed has been corrected by Correction Beed
DIrF of even date herewith to be recorded simultaneously herewith.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof.
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said
premises.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND THE party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party

All that certain plot, piece or parcel of land situate lying and being in the Town of
Southold, County of Suffolk and State of New York being bounded and described
as follows:
BEGINNING at an iron pipe on the southerly side of Island View Lane distant
122.00 feet westerly as measured along the southerly side of Island View Lane
from the northwesterly corner of land now or formerly of A. Klefner;
Running thence along land now or formerly of Torpey, the following two (2)
courses and distances:
1. South 4 degrees 19 minutes 30 seconds West, 142.00 feet to an iron pipe;
2. South 23 degrees 31 minutes West, 108.94 feet to the mean high water mark
of The Creek (as per survey made by Peconic Surveyors, P.C. on September 30,
2015);
Thence along the mean high water mark of The Creek, North 28 degrees 14
minutes 55 seconds West, 103.77 feet to a point (as per survey made by
Peconic Surveyors, P.C. on September 30, 2015);
Thence along land now or formerly of Bontje, the following two (2) courses and
distances:

2. North 4 degrees 19 minutes 30 seconds East, 96.00 feet to an iron pipe on the

highway.
