THIS INDENTURE, made the CO day of October, 2015, BETWEEN
MORTON M. MENSCH and RUTH MENSCH, husband and wife, both residing at 400 King Street,
Orient, NY, 11957
party of the first part,
MORTON M. MENSCH and RUTH MENSCH, as Trustees of the Morton M. Mensch and Ruth
Mensch Revocable Trust, both residing at 400 King Street, Orient, NY, 11957
party of the second part,
WITNESSETH, that the party of the first part, in consideration of TEN ($10.00) dollars,
lawful money of the United States paid by the party of the second part, does hereby grant and release unto
the party of the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,
situate,lying and being at Orient, in the Town of Southold, County of Suffolk and State of New York,
being more particularly bounded and described as follows:
BEGINNING at a point on the southerly side of King Street, distant 420 feet more or less when measured
along the same from the intersection formed by the corner of the southerly side of King Street with the
easterly side of Bay Avenue;
RUNNING THENCE North 86 degrees 43 minutes 40 seconds East, along the southerly side of King
Street, 117.78 feet;
THENCE South 4 degrees 18 minutes 30 seconds East, along land now or formerly of James A. Douglass,
167.44 feet;
THENCE South 81 degrees 30 minutes 00 seconds West, still along said land now or formerly of
Douglass, 118.82 feet; and
THENCE North 4 degrees 03 minutes 30 seconds West, along land now or formerly of Carl H. King
178.24 feet to the southerly side of King Street and the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the parties of the first part by deed
dated May 20, 1993 which deed has been recorded in the Office of the Clerk of the County of Suffolk
on June 10, 1993 in Liber11632 at page 411.
THIS CONFIRMATORY DEED IS MADE TO CONFIRM THE GRANTEE INFORMATION SET
FORTH IN DEED DATED OCTOBER 28,2013 WHICH DEED WAS RECORDED IN THE
OFFICE OF THE CLERK OF THE COUNTY OF SUFFOLK ON DECEMBER 11, 2013 IN LIBER
12755 AT PAGE 992 CONFIRMING THAT THE PARTIES OF THE SECOND PART ARE
MORTON M. MENSCH AND RUTH MENSCH,AS TRUSTEES OF THE MORTON M. MENSCH
AND RUTH MENSCH REVOCABLE TRUST.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof.
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said
premises.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND THE party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement, and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose. The word"party" shall be construed as if it read "parties" whenever the
sense of this indenture so requires.
