This proposed Site Plan is for the renovation and conversion of an existing 60' x 40' (2,400 sq. ft.)
masonry building,formerly a machine shop,to a 16 seat take-out restaurant with six (6) parking stalls on
.33 acres in the LB Zoning District.
The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the Town of
Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy Standards. Based
upon the information provided on the LWRP Consistency Assessment Form submitted to this
department and the records available to me, the proposed action is CONSISTENT with the LWRP
provided that the below recommendations are considered in the site plan approval to further the below
listed policies.
Policy 1. Foster a pattern of development in the Town of Southold that enhances community character,
preserves open space, makes efficient use of infrastructure, makes beneficial use of a coastal location,
and minimizes adverse effects of development.
The parcel is zoned Limited Business and the proposed restaurant use is a permitted use. However,
there is a concern regarding vehicles travelling west bound on County Route 48 and the ability to make
a left hand turn into the parcel (figure 1). Consider coordinating with Suffolk County Department of
Public Works to develop traffic controls to increase safety of vehicles entering the parcel from travel
lanes; specifically west bound.
Further, toalleviate future traffic impacts from multiple, future curb cuts, consider requiring the
opportunity for cross access easements to the parcels to the east and west. This could be achieved
through site design or a covenant and restriction. Figure 2 shows multiple curb cuts and one cross
access on LB zoned properties to the east on County Route 48 .

3.1 Enhance visual quality and protect scenic resources throughout the Town of Southold.
D. Use appropriate siting, scales, forms, and materials to ensure that structures are
compatible with and add interest to existing scenic components.
E. Preserve existing vegetation and establish new indigenous vegetation to enhance scenic
quality:
4. Restore or add indigenous vegetative cover that presents a natural
appearance.
Suffolk County Route 48 is a designated New York Scenic Byway. It is
recommended that the Board require landscaped areas in the front yard
adjacent to County Route 48. Plant materials should be native, low growing
varieties placed to not impede the line of site of parcel access.
The area is not included within an archeo-sensitive area (MAPINFO GIS-Archeo- sensitive layer). A
cultural survey is not recommended.
Pursuant to Chapter 268, the Board shall consider this recommendation in preparing its written
determination regarding the consistency of the proposed action.
