This Site Plan Application is for the proposed construction of an 80' x 40' (3,200 sq. ft.)
commercial building for a landscape contractor's yard on .93 acres in the Light Industrial Zoning
District, Greenport.
The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the
Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy
Standards. Based upon the information provided on the LWRP Consistency Assessment Form
submitted to this department and the records available to me, the proposed action is
CONSISTENT with the LWRP. This recommendation is based on the following:
The lot is located within the Light Industrial (LI) zone in Greenport. To the north south, west and
east (across SR 25) the properties are improved and zoned LI. The purpose of the LI zoning
district is "to provide an opportunity for business and industrial•uses on smaller lots than would
be appropriate for the LIO Light Industrial Park/Planned Office Park District." The proposed use
does not conflict with the purpose of the zoning district or the character of the community.
The parcel is included within the archeo-sensitive area mapped area (MAPINFO GIS-Archeo-
sensitive layer) however, a cultural resource survey is not recommended due to past
disturbance of property soils (see figure 1). There are no properties listed on the National
Register of Historic Places within the vicinity of the parcel.
